This plan has a player home and is survival playthrough friendly.

Designed for up to 2, the following plot types are included at level 3: 
3 Agri, 0 Comm, 0 Indust, 4 Martial, 4 Muni, 3 Rec, 9 Res + 1 Vanilla bed, 1 Vanilla bar/restaurant and a few Vanilla guard stations and the mayor

• This plan is focused on providing safety for settlers, Strength Training for soldiers and food. 
• There is no industry or commerce beyond a plot coffee bar and vanilla-style food stand.

Modlists, Scripts and New Releases Oh My! 
SS2 + Ch2 (soon Ch3) + Bleachers + FSD plus whatever, can create script lag and stutter the game. I have found that by building some one-level plans, it can prevent some of the script lag. Downside = at some locations a few (or more) of the plots just don’t build to designer’s choice, even with the plans unlocked (settlings/cheats). Please see troubleshooting. (I’ve survived a couple of playthroughs with a nice, 50/50 mix of leveled and one-level plans at 25 locations. But do note that every modlist has its own quirks.)


The Storyline Behind the Guns ‘N Roses Build:

My character is trying to rebuild the ‘Wealth as they want it to be, in the face of war with the Gunners. There are outposts and townships and settler respites that are a little of both.
Trauma, Loss & Danger are a big influence. Law and Order – the dream. Trying to create peace and home are the goals, but let’s be real here. This is a ragtag outfit you’re running.

This 2nd chance at life has inspired a vision though. Sometimes, it’s outposts of shacks held together with duct tape, other times fortified resource townships made of steel and brick. As the leader, it takes a person with a lot of charisma, leadership skills and resources, even at their worst. Renovation is in the eyes of the scavver: But we’ve done this before. And war… never changes.

The war + renovation theme called for it. But I also want to provide a more dialed-in list, with each mod carefully vetted, having to earn its place on the list. That meant a whole revisit of old, new and tried and true. You’re welcome.

Note: Inevitably, in all city plans, minor issues arise some of the time with no clear consistency. There are just so many scripts. It just happens. So let’s do a quick checklist:

• Do you have settlers standing around in clumps doing nothing? Scripts + ‘too many settlers’ (turrets and spotlights count as ‘settlers’) is the likely reason. Consider using THIS awesome extra mod ‘More NPCs’ by Gorgulia. You do not need Realistic Convos. 
• Power. It likes to break. 
  

• Start by grabbing any plot displaying the unpowered icon and then let it go -  to snap back into place. This resets the plot and usually forces it to find the radiant power. In testing, this almost always works.
  

Sometimes plots don’t build as intended. Honestly, there is no rhyme or reason, but I’ve noticed some locations are worse than others. You might consider: 

• Are the plots unlocked? 
• If the plan got stuck, you won’t be able to build the correct plot, even if there are two and one didn’t build. I’m afraid the only way to get a plot you don’t yet have unlocked is to cheat and unlock them all. You can use the holotape or drop a desk and find it there in the console under tools/cheats/etc. 
  

So many mods, so little room! 
Some of these are on my MODestly Settled list, but I wanted to keep the above list as small as possible for you. That said, here are my recommendations:

Advanced Settlement Turret Set Wireless turrets with a tiny bit of OP, but no wires
Boston Natural Surroundings I just love the new beta. I’ll worry about Winter next year.
Climbable Ladders for Settlements Make it possible to do so much more. And so cool.
Settlement Activity Markers These provide more things for settlers to do (in addition to some important assets) While the markers don’t export in City Plans, they can be used in game to liven up your settlements! 
Videos of the Wasteland Fun to have and I leave spaces in most of my plans for the TVs
Wall Mounted Magazine Shelf Great way to add a bit of deco
