About this mod

A spooky old House in southern Far Harbor. Comes with immersive repair for the Fog Condensers and the House itself. Also has precombines, dynamic navmeshes, and custom borders.

My first Far Harbor settlement, I felt like this spot looked rather nice and was just asking for some proper repairs.

Features:
  • Immersive Repair for the walls, windows, floors, and roof. Doorways gain door snap points when repaired.
  • Working Fog Condensers that clear away ambient fog and rads once built.
  • Highly Scrappable without the need for outside mods.
  • Regenerated Precombines
  • Custom Borders which perfectly match the build space.
  • Dynamic Navmesh that adjusts as you scrap and repair.
  • Full Functionality such as attack points beyond the borders, radiant quests, minutemen quests, raider quests, recruitment, provisioners, and so on.


The sap buckets and wild plants in the area are also linked to workshop and can be farmed with mods that enable that.
Also the little bell on the porch has been hooked up to call settlers if rung.

Installation
This mod can be added mid-game. Save somewhere far enough away that the Pond's cells aren't loaded before installing.
The misc file section includes a file to swap this location's name to Jordan Pond House, the name of this location in real life. The pond itself is also called Jordan Pond in real life.

The settlement is unlocked by first clearing out the Trappers and then interacting with the pile of broken Fog Condensers in order to repair them.
