Permissions and credits
This modern mega mansion is located on a small private island east of Salem. It has 6 bedrooms, a large living room, a separate dining room, a music room, an art gallery, a private office, a cinema, a bar, a gym (with a sauna and connected indoor and outdoor swimming pools) and several other rooms. A central elevator connects the 5 levels. The house can be reached via helicopter (with a private helipad) or the private boat landing (which also connects to the garage).

Required DLCs:
  • DLC: Wasteland Workshop
  • DLC: Contraptions Workshop
  • DLC: Vault-Tec Workshop

Required mods:

Note that these are direct requirements only. Some of them have additional requirements of their own that need to be installed as well.

Some decoration objects were placed with my mod Vanilla Objects. It is not required for importing.

Additional environment mods used for the screenshots (not required):

Installation:
  • Install with a mod manager.
  • The settlement lies outside the regular border of the Commonwealth worldspace. Make sure you have this setting in your fallout4.ini so you can go there:
    [General]
    bBorderRegionsEnabled=0
(The formatting on Nexus is still broken and ruins this completely at the time of writing. See this image for the real code.)
  • I recommend saving after each of the following steps. The game is prone to crashing after a large building import. The first save directly after importing can take a long time even on a very fast PC.
  • Fast-travel to Salem and then paste this line into the console to go to the right location:
    player.setpos x 112625; player.setpos y 78946; player.setpos z 1000; player.setangle z 170
  • Build a settlement (with Conquest or another mod) at this location. The Transfer Settlements blueprint is designed for the Lyon Outpost of Conquest. See below for using a different settlement. The Clipboard pattern should work with any settlement without modification. Place the workbench as far forward as possible because the blueprint extends quite far in this direction. If you use Place Everywhere it is recommended to place it in the air a bit beyond the land and also disable the workshop timeout before importing.
  • If you want the workbench to be in the location where it is in the screenshots, open the console, select the workbench and run:
    setpos x 112283.71; setpos y 77964.45; setpos z 486.1; setangle z 0
  • When using Clipboard Resurrection (preferred because it's much faster and doesn't require a specific settlement): Build the clipboard tool, choose "Move To Pattern Source Location" in the action menu first, then "Paste From Clipboard". Ignore the warning about the missing settlement.
  • Alternatively, when using Transfer Settlements: Use the holotape to import the blueprint. Make sure "Import or nuke marker-based items" is selected. Note that I only test with the "Stable" preset. Use anything else at your own risk. If you get a "wrong worldspace" error, follow the instructions below for using a different settlement.
  • In my testing all objects with wireless power worked correctly after importing, but if this is not the case, make sure the power is turned on, then pick up the object in workshop mode and release it again.
  • If an invisible wall prevents you from entering the elevator, pick it up in workshpo mode and release it again.
  • After importing with Clipboard Resurrection the generator (in the storage room on the 1st level where the workbench is located) is not fully functional: The indicator light is missing and the generator cannot be turned off. If this bothers you, you can scrap and rebuild the generator. The terminal below the generator makes it easy to connect the new one.

Using a different settlement with Transfer Settlements / in case of "wrong worldspace" errors:
  • After creating the new settlement at the right location, build some object in it (because exports can't be empty), export it with Transfer Settlements and exit Fallout 4.
  • Open the bp.json file from this mod in a text editor and look for the "workshop" section at the very end.
  • Replace it with the "workshop" section from your exported settlement. Now you should be able to import the modified blueprint.
