This is built Around Aurelianis' 'Rebuild' series, taking a lot of Ideas from A Postwar Dream.
In my view, Sanctuary is a bit like Covenant, a community strives to rebuild the pre-war America with the available resources.
In the post-war (in game), a lot of the furniture in homes were still ok, so I wanted to keep them exactly were there were, and build around that.
This means I managed to keep the item count on the lower side, while still making it feel realistic and lived in.
All the new homes cleared up were made unique, and some completely converted to comercial/social use. More bellow.
[MAIN FEATURES]
Item count: 1541.
I only placed items where vanilla lacked and replaced every 'dead furniture' (completely broken) with an usable version.
Just enough beds, food, water and power for 32 settlers.
Enough turrets for self defense, but not too much to be ridiculous.
There is a green wall around most of the settlement, and all defenses are in the watch towers.
All garages were reappropriated for use as stores, crafting and automatrons.
3 house were completely converted to commercial/social use, being 1 hospital, 1 school, 1 restaurant/bar.
[TRANSFER SETTLEMENT BLUEPRINTS]
Transfer Settlements is a mod that allows you to import settlements into external data files called BLUEPRINTS, which can be downloaded and imported into your game with the in-game setting holodisk. You NEED THIS to import this build. Read that page on how it works, is very simple.
[REQUIREMENTS]
IMPORTANT - You need either Rebuild Sanctuary or Rebuild AIO. I suppose you can use other Sanctuary rebuild mods, but in the new houses things wont line up and will be floating.
Attack Spawns Outside the Settlement is recommended since turrets cover only outside areas.
Built around Brighter Settlement Lights, things might be too dark without it.
If you don't want to use some of these requirements bellow, the assets will simply not show up, so you can skip a few, but it wont look like the images.

[SCRAPPING]
As the main idea of this mod was to keep things as light as possible, I reused as many already existing objects as possible, so you must only scrap all junk and all broken/fallen objects and furniture inside the homes and garages. The only exception is the player home, where the living room and bedroom is all new. In all other houses, most sofas, kitchen, tables, are all vanilla placement, so don't scrap those. I personally also remove all fallen trees and junk outside to keep things more tidy, but they wont interfere much.
[FUTURE PLANS]
Just to share some ideias, I do intent on replaying fallout in some date (and actually finish it), and wen I do that, I plan on changing some stuff, like making all homes residential, and adding new building for the social features, for example make the current hospital into a clinic and doctor's home, the bar be a regular home with a bar up front, stuff like that.
