Repair a broken workbench at Gibson Point Pier, and turn it into a full settlement! Featuring Immersive repair, extensive scrap, and a large build area. Updated navmesh, and patches with popular mods.

Welcome to your new home at Gibson Point Pier, a relatively unused location featuring a diner, a couple bathrooms, a bus stop, a pier shack and a dock. You have to repair a broken workbench prior to claiming the new settlement.

Is the settlement totally stripped clean? No, there will be structures and some grass left but most trash and other objects are scrappable.
Can you fix up the buildings so they are brand new? No, but you can make repairs so there's no longer any gaping holes in the walls or roofs.
Can you scrap everything with a single scrap target? No, but there are several grouped scrap targets available to make scrapping easier.

This mod includes updated navmesh with lots of navcuts, so settlers can use the space after you scrap large items. There are navmesh patches for both Functional Bridges and Accessible Bridges, if you use either of those mods. Previsibines have been regenerated for both vanilla and PRP .74, and there is are previsibine patches for Tarsis31 and Yagisan's Reeb Marina Settlement, if you use that mod. This shouldn't conflict with any Lynn Parking settlement, except you might need a navmesh patch if you use either of the bridge mods mentioned earlier. 

I've introduced a new script for the broken workbench (using some basic framework from Ceftadzime's investigate script used in Open Commonwealth), and I'm using GlitchFinder's and Tenhat's scripts for the immersive repair, corpse cleanup, and workshop registration.

Note, if using FallUI - Confirm Boxes, you may not see the text from the message buttons. I'll post a spoiler in the comments about how to repair the workbench.

Update 1.1 includes updated scrapping recipes, a new dialog for FallUI users, and connects this settlement to Yagi's Reeb Marina settlement if you're using that, so no caravan is needed between the two.
