About this mod
This is my blueprint for the Coastal Cottage settlement. I always strive to make settlements that are lore-friendly in appearance while ensuring they are functional for settlers. Seeing settlers frozen in place is absolutely infuriating to me, so I design my builds to prevent that.

After countless trial and error, this is the best version I’ve created for Coastal Cottage.
Here, you can watch settlers wake up, head to work, spend time at the bar sandboxing, and finally return to their beds at the end of the day. For me, it’s incredibly satisfying to see all those hours of effort pay off and witness everything "just work."

How to install :
- Either install with a Mod Manager or extract the files and copy to your Fallout 4 folder.
- Ensure you have Transfer Settlements, HUDFramework and F4SE installed.
- The blueprint uses Slot 23, if you have an existing blueprint using this slot you will need to move the blueprint .json file to different folder.

How to import :
Travel to the location and build Transfer Settlements Terminal and load the tape, detailed instructions on this process can be found on the Transfer Settlements mod page.
Before importing manually scrap all objects, and to ensure the settlement imports correctly first scrap everything with "Nuke settlement (all items linked to the workshop)" option in the holotape, then enable the following options from within the holotape:
- Enable "Import original items (not built by the Player)".
- Enable "Import DLC items / Import mod-added items".
- Enable "Import wired power connections".
- Enable "Restore snapped power connections".
- Enable "Import in workshop mode (required by marker item)"

This Section is about my Personal Lore Behind This Build :
- Before the Great War, Vault-Tec planned to build a vault beneath the house at Coastal Cottage but never finished it in time. When the bombs fell, people ran to the vault for safety but were stopped by Vault-Tec guards. Today, all that remains of the vault is the entrance door; the rest has long since sunk into the ground. Over the years, people have come and settled in the area.
Robert David Walsh :
- On the upper floor of the destroyed building lives Robert David Walsh, the first inhabitant of Coastal Cottage. Before the war, he was the owner of the house and opposed Vault-Tec’s plans to build a vault under his property. However, he was powerless to stop them.
- When the bombs fell, Robert hid in his fridge and miraculously survived—though he emerged as a ghoul. Over the years, he guarded the area, turning it into a small settlement and welcoming others to join him. Unfortunately, a deathclaw eventually made its home nearby.
- After failing to deal with the deathclaw himself, Robert heard from passing caravans about the Minutemen General’s return and their efforts to restore peace to the Commonwealth. He requested help from the Minutemen to eliminate the deathclaw and establish an outpost at Coastal Cottage.
- Although Robert no longer actively guards the area, he still enjoys sitting in his favorite spot, watching over the settlement—proving that old habits die hard.
Nicole and Gilbert Turner :
- On the first floor of the building live two siblings, Nicole and Gilbert Turner. They were the second inhabitants of Coastal Cottage.
- The siblings used to run with small-time raiders near Saugus Ironworks. However, when the Forged, led by Slag, took over the area, Gilbert nearly lost his sister in a confrontation. This close call prompted them to leave their raider lifestyle behind and seek an honest way of living.
- After hearing rumors of a ghoul guarding a settlement up north, they decided to investigate. Following a brief confrontation with Robert, they were allowed to stay. Now, they make a living farming tatos—though their past as raiders means they still struggle with jet addiction.
The Allen Family :
- The third group of inhabitants is the Allen family: Jack, Nancy, and their daughter, Lola. They hail from Far Harbor.
- Jack was part of a caravan that traded between Far Harbor and the Commonwealth. However, as the fog in Far Harbor grew worse, he feared it would no longer be safe for his family. He decided to leave the caravan life and settle in the Commonwealth.
- Coastal Cottage was their first choice due to its proximity to Far Harbor. Jack now works as a junk and scrap trader, while Nancy sells food and drinks to passing travelers.
- After the General and the Minutemen dealt with the deathclaw, they took over the old hotel, boarding it up to serve as an outpost and rest stop for Minutemen provisioners running supply lines between Far Harbor and Commonwealth settlements.
- Coastal Cottage has since become an important location for the Minutemen. It acts as a vital link between the island and the Commonwealth and serves as a safe haven for Minutemen allies on their journeys.
