My solution to Bunker Hill... as of April 2018, the only solution. :) Easily defensible. Only Transfer Settlements required. No DLC required. Now updated with Transfer Settlements V1.52.

This thing took me almost as long to get right as Sanctuary Hills.
I honestly do not expect many people to use this. It is so late in the game and can take over 30 minutes of scrapping.
Mostly I did this for my own indulgence, just to see what I could do with it. ;)
But if you wish to give it a shot the instructions are in the additional notes.
This 'Fort' has -
- 300 Defense
- 30 Beds (This is to allow the Caravan Guards a place to sleep or they will all bitch)
- 24 Water (Better Generators )
- 20+ Food
- 7 Stores
- All crafting workbenches

I truly do not think that Bugthesda meant for anyone to actually try to make a settlement out of Bunker Hill except for adding turrets. The scripting for the residents of Bunker Hill is pretty complex. I have designed this build to allow for that.
Even if you scrap their stalls or buildings they will always try to return. The only one you can give orders to is Kessler, surprisingly enough, and she makes an awesome guard. She is a quest NPC and can not die. You will need Kessler to tend the crops until you get a couple of settlers.
In the daytime you need to scrap EVERYTHING external including the beds above the bar... except the floorboards to Kay's shop, save most of the bar, leave the the central building and 3 vendor stalls. (See last 3 screen captures)
It takes about 30 minutes to 1 hour depending on how fast you are at scrapping.
* I am not sure if the pool table will have all the balls on it from the transfer. A full set is available at Cabot House once you have done the Emogene part of his quest series. ;)
Installation
The folder needs to be extracted and placed in your 'Transfer Settlements' folder. 7zip
