Put this mod near the bottom of your load order My first Far Harbor settlement, I felt like this spot looked rather nice and was just asking for some proper repairs.

Immersive Repair for the walls, windows, floors, and roof. Doorways gain door snap points when repaired.
Working Fog Condensers that clear away ambient fog and rads once built.
Highly Scrappable without the need for outside mods.
Regenerated Precombines
Custom Borders which perfectly match the build space.
Dynamic Navmesh that adjusts as you scrap and repair.
Full Functionality such as attack points beyond the borders, radiant quests, minutemen quests, raider quests, recruitment, provisioners, and so on.

This mod can be added mid-game. Save somewhere far enough away that the Pond's cells aren't loaded before installing. Misc Files includes a file to swap this location's name to it's real life name, Jordan Pond House.
