Firstly, like all of my mods, this is a mod that I made for myself in my own game. It wasn't going to be shared, but I am sharing it as is. No aesthetic changes or quests or anything like that will be added to the mod. If the mod is too 'clean' or 'nice' for you, I understand but please remember no one is forcing you to download it. I worked on this while recovering from two surgeries so I'm happy with it. 
Bug fixes will be posted if/where possible. DLC requirements will not be changed. I have not experienced any crashes in my fiddling in game with this mod installed. I run mostly aesthetic mods and would recommend not using a mod that also edits the same cell (CountyCrossing) for obvious reasons. 
I would recommend using this mod in a new save or a save where you have not visited County Crossing yet. If you do, you will probably experience some objects clipping/appearing where they shouldn't be.

This mod remains relatively true to the vanilla settlement layout, but has been replaced with a restored farm. It has a main house, an empty garage/granny flat, and a barn that has a small player rest stop with a bed and storage at the back of it. It is fenced and easy to defend and the mutfruit farm is still there. 

IMPORTANT
- The beds in the screens of the main house will not be there. You need to place your own beds while in settlement building mode for them to count towards settlement resources. 
- The key for the small player rest stop door is in a toolbox next to a tractor which is by the mutfruit farm. I have uploaded a picture of it's location just in case you can't find it.
-  Sometimes the caravan people and brahmin will stop in between the front fence and the house. It looks silly, but they will eventually leave. Most of the time during my play throughs with various characters, they stopped either a good distance between the front of the house and the front fence or by the campfire (which is where their destination marker is). Not a huge deal, but inb4 'wah it's a bug'. I've done my best with the navmeshing and 99% of the time you shouldn't notice any issues.
- Your character can sit on the swing behind the house, however the physics do some funny stuff when you get off. Hahahaha I'm sorry, I couldn't fix it and it made me laugh, so it lives there for the lols now. If you'd like to use pose mods with your character on it, I would suggest using tfc 1 when the swing is still and then using mod pos console commands to move them into position. 
- In some of the screenshots, some grass can be seen clipping through various floors/thickly covering the ground. This does not come with the mod - I am using Grasslands (link below). You will not see that in your game unless you have grass textures for the gravel ground texture.
