Settlement Blueprint to place a fully decorated Treehouse in Sanctuary's cul-de-sac.

This is a labor of love and I am sharing it by request. It took me almost 30 hours to get it the way I wanted, down to the smallest details, so please keep that in mind before you decide to criticize.

The blueprint will place the amazing Tree House in Sactuary's cul-de-sac. Apart from furnishing and decorations, it will also add small fixes to the walls and ceilings, full railings for balconies and doors, some support beams, and doors to make it into a warm and safe place. Check out the images section for details (just don't mind the winter mod visuals that I have currently installed).



PERFORMANCE and EXISTING SETTLEMENTS:

The blueprint doesn't add anything else to the settlement, so you can safely add it to an already existing Sanctuary build if only your machine can handle it - my mod alone adds around 600 items, so keep in mind that it may tank your FPS. For reference, on my ancient GTX770 it gets me down to around 35 with a full and crowded settlement around it.

The only preparation you need to do is to remove all trees and shrubs from the cul-de-sac's circular lawn, either using one of the scrapping mods, or with "markfordelete" command.

REQUIRED MODS:

Yes, there are many on the list below, but it's up to you how many you actually want to use. If you're a decorator like me, chances are you have most of them already, but if you don't, you can pretty much guess what elements any mod will add, so make your own choice whether to install it or not. In many cases, I used only one or two items from a given mod, so if you don't want to install it, try the blueprint anyway and just add your own stuff in the empty spaces. There's also some info on what I used in the descriptions below.

Hard requirements:

Essential for construction fixes and overall look:

  • Snap'n'Build (fixes the walls in the main living space)
  • Expanded Settlement Buildings (general construction fixes)
  • Woody's Wasteland Stuff (railings, wall fixes, furniture, decorations)
  • Mac's Frame Pack (patio on the top)
  • Dynamic Window Blinds (obvious, I think)
  • Northland Diggers (for decorative-only crops to keep settlers from coming to your home to work on them)
  • CWSS Redux (for the option to set the shower and sink as private and keep settlers from coming from the other end of the settlement to use them)
  • HZS Easy Homebuilder and working Double Beds (bed and pillows that let you choose which side the bed is accessed from... and to be able to have your character just lie down next to a romanced companion, har har)
  • Thematic and Practical (just one small floor piece, can be skipped if you're not using it already)
  • DLC Workshop 01, 02, 03 (some walls, lights and floors)
  • DLC Far Harbor (fog condenser from another mod)

  • Craftable Glass Stuffs by DDProductions (if you can't get this mod anywhere, worry not, I only placed one single wall from there and it can easily be skipped, so do NOT install the horrible behemoth of a mod that has the glass stuffs as a part of it now)

  • All in One Solution (for ambient power and settlement needs)
  • Very Small Generators 100 (for turrets)
  • Auto Doors (if you feel like it)

Notes:

I placed AWKCR and Legendary Modification workbenches on the crafting level, but these are obviously entirely optional so you can place your own preferred crafting stations there

Settlement Height Unlocked was needed to place the treehouse and decorations in Sanctuary, I am not sure if it will be needed to import them, so mentioning it just in case.
