About this mod
I always try to strike a balance in creating a TSB well enough equipped to set my settlers up to thrive if this was real. But not a perfect gleaming city on the hill that would clash with Fallout's post-apoc poverty vibe.

Since there used to be an entire town here, there would be plenty of scavenging and for this reason we also know there is a good water source underground.
This is why I put a lot of palm trees in the middle of the location. Many of them are immersive banana trees and date trees. But I also added traditional crops such as wheat and corn that I imagine would be ok in such a hot climate if sufficient water was available which it must be at Nipton's former location..
For once I was able to add a pretty nice wall too.
It took some effort but it was worth it, I also reinforced it with turrets at key locations.
There is only one entrance, this is hardened with a big viewport next to the door for the guards and on the inside guarded by an additional turret and backed by concrete walls so no one could shoot through this window into the settlement.
At the other end of the settlement I have an open mesh window for wastelanders to be able to talk to us from the other side and can be directed to the front.
It is similarly hardened with a extra concrete wall on the side and one backing against the next domicile to protect it from fire from that spot.
I did not add guard post marker spots this time, since I am getting leery in listing extra requirements and want to control mod bloat. Users are free to download on their own, the excellent sag guard post markers mod, that I prefer, or to add vanilla guard stations instead.
If the small palm Tree forest is not to your liking or too large for you, you can simply scrap all , or some of them, for extra wood. But I do think they add quilte a bit to the atmosphere.
While I have another TSB on this worldspace already ( Large Settlement at Ivanpah Racetrack at Fallout 4 Nexus - Mods and community (nexusmods.com) ) this is a lot smaller, intended as a standalone and should be self sufficient in near perpetuity. Also I feel its a bit more elegant as it uses much fewer resources to create and so is perhaps more immersive.
Also being smaller it is perhaps more "realistic" than my really large build linked above. Or you could install both and really make your factions' presence felt in this WorldSpace.
No Power Armors are included this time, but plenty of goodie boxes that spawn clothes, ammo, guns and fusion cores. "Scrounger" perk helps, but is not strictly necessary.
A Settlement Recruitment Beacon is included, it is not wired. I leave that up to the user. Next to it is one small generator and one settlement electricity gizmo (I prefer to use the "Gizmo", see requirements list where it is listed as a soft requirement). You can use either one to connect your beacon.
Even though I feel the location is comprehensively equipped (20 beds, plenty of water and crops and defenses) there is ample space left for the user to build and add his own flavor to it.

PS2: Scrap all trailers except the two you see in the pics. Do a commonsense walk around once and scrap any junk. The fence can and should also be scrapped where its scrappable, but if you forget it's no big deal, just scrap later where its bothersome to you. I also scrapped all Yucca plants, but perhaps other than the trailers it may be easiest to install the blueprint and then scrap whatever is clipping with any items.
PS3: A far flung settlement away from the Commonwealth and any help, Minutemen or otherwise, could benefit from craftable Power armor like Neeher's excellent SE-01. SE-01 Power Armor at Fallout 4 Nexus - Mods and community (nexusmods.com) A patch to enable its Neeher-lore based 50% fusion core use reduction with Tempered Steel coating to work in-game has been completed and will be published soon. I will link right on this page as the author is a friend. Perfect to equip isolated settlements with little or no resupply.
PS4: I absolutely recommend adding this expansion to the Mojave Worldspace, Primm, Goodsprings and Sloan are now available to visit. Even the BoS Bunker.
