Sanctuary has always been my go-to place for a settlement. It's got a lot of room and has a great layout. The only thing I never liked about it was that you couldn't ever get all the trash, debris, and trees cleared up. I tried a few cleaned sanctuary mods, but none have cleaned it up enough for my OCD. So, I decided to make it myself.

In this mod I have gotten rid of 99% of all the trash, debris, leaves, trees, bushes, and furniture in the houses. There is a few couches and chairs left in the houses, I also left three of the four broken houses on their foundations, and left all the safes alone. All the roads have been cleaned up. Except for two spots that were effecting the integrity of the roads themselves. I edited the ground all around the settlement to be more smooth and nicer to build on. Added more dead grass to the whole area. And added a duffel bag to the left of the settlement material bin. In this bag I placed 5000 of every material except for steel and wood. For them I added 15000, since they're the main building blocks of the settlement.

Version 1.5  is the latest version. It contains Visability edits and Precombines for Sanctuary. This should make the area more stable. And be better fps. Also there was a bug with the boarder not reading correctly in a certain small area. I have fixed this issue and made a patch for this with the update. Thank you for being patient with me.

The settlement is ready to build on or add to any mod that Sanctuary is a part of.
