I came across the excellent Clean and Simple- Sanctuary Start up by Jenncave and decided to give it a try, what a great mod. Using this is a
foundation I then deleted all the houses, foundations and steps and set about rebuilding Sanctuary from the ground up - literally.

Using another excellent mod Easy Homebuilder and Working Double Beds (Rebuild your Sanctuary) by Hozsa I built the houses and stores throughout Sanctuary. The player house has been replaced and I have added a two storey house at the top of Sanctuary as a main/ player house. I wanted to keep the Sanctuary theme and colour scheme going throughout so used only this mod to build the houses and stores.

Went back to my original Sanctuary Hills Settlement and decided to see if I could make it better. This time I added a 3 storey hotel with pool and 4 extra stores/buildings. Despite these additions, I still left plenty of areas to build in if you wish.

What do you get? (see pictures)

Sanctuary Hills 2
  • Walled Sanctuary for defence with a gated entrance to Vault 111
  • At Least 10 fully repaired houses (All blue now)
  • Two storey main/player house
  • Workbench house
  • Large 3 Storey Hotel with pool
  • 4 Stores/buildings

Six Colour co-ordinated stores
  • Green - Trade
  • Black - Armor
  • Red - Weapons
  • Grey - Food/drink store
  • White- Clinic (Largest store)
  • Yellow - Clothing
  • 4 Empty stores/buildings for you set up as you please.
All the buildings are mostly empty ready for your creativity, the  6 stores contain a counter and register only.

I hope you enjoy the settlement, but to get it exactly like mine you will have to download all the requirements.

For F4SE don't forget to copy [Data] and 3 main files in Fallout 4 directory. You dont need [src] directory.

Download and install Clean and Simple- Sanctuary Start up by Jenncave and then delete all the houses, foundations and steps in workshop mode (One click for each - Do not use Scrap All)

Requirements: See requirement dropdown
The Sanctuary Bridge - Not really required but it looks great with this Sanctuary.
Sanctuary - Reworked Roads - Not really required but it looks great with this Sanctuary.
Realistic Sanctuary Roads (Pre and Post War - Black) - Not really required but it looks great with this Sanctuary.
Clintsters Vendor Cash Registers - Not really required but the coloured registers will not be present.

With Snappy HouseKit you will also need to install Snappy DecoKit, Snappy BldgShell patch and
