The Story
A man who disappeared ten years ago is finally presumed dead by the Imperial Guard. A mysterious woman takes up residence at the Arcane University. Rumor has it that she is selling a priceless jewel that stood for decades as a symbol of the Sai'tereth bloodline, and remains the last place where Galveron Sai'tereth was seen alive: his house.

The Quest
Upon starting the game you should get a quest in your journal informing you that the house is available for sale from a woman named Myaida. Be prepared to spend a little coin, as this house does not come cheap. Three stories including a lab, a loft, four bedrooms and a bathroom will prove costly, but hopefully worth it.

I tried to make this immersive by giving the player options depending on their alignment and personality. You can turn Myaida down in a couple of different ways when she informs you that she is only willing to sell you the house if you help her find out what happened to its previous owner. This is what's in it for her, not to mention the 78,000 septims she demands. If you don't have the money, you can always return later.

It isn't a fairly complex quest, and I didn't want there to be some valorous deed that is required to be done in order to get ownership of the house, in respect to the people whose character would never do anything nice for anyone, or who just don't care. After you pay the gold, there is a clue in the house to be found, but this as well as the rest of the quest is completely optional.

The NPC
Myaida has her own schedule and living situation. She doesn't just stand idly in one spot waiting for you to come to her, she lives at the Arcane University. She eats breakfast in the lobby from 10 A.M to Noon, then she will sit (usually in the same spot) and read until 3 P.M. Between 3 and 8 P.M she will be there socializing and then she will have her dinner from 8 until 10, before retiring until 6 A.M. From 6 until her breakfast-time at 10 she will wander the University grounds at random.

I made a space for her in the Mage Quarters. All I did was move a desk and chair and put a new bed in for her to sleep on. If you don't like the modifications, sorry, but it's necessary for the people like me who run Imperial City Improved or any other mods that may add a substantial number of NPCs to the game. My sleeping quarters were clogged and Myaida had to sleep standing up.

So for those of you who aren't in the Mages Guild, she will be in the Arcane University Lobby for about half of her day.

The House
Sai'tereth is designed so you can't start the game, open the door with the console, waltz in, and own it. You have to buy the place. Sorry. It is located in the Talos Plaza District. When you enter, turn right, and it is all the way down at the end by the Guard Tower.

Although I originally intended for this home to be geared more towards the magically inclined, I feel it does offer a little something for everyone. I also tried to go light on the "misc" items to give players the opportunity to do some of their own decorating if so desired.

The Living Quarters
I tried to make as much as I could interact-able. Static items may serve as containers, activators, or even teleports. All containers are non-respawning. Food plates are stalked with food (for example a plate of bread serves as a container but also has a few loaves of bread inside). Once these run out they run out, but I liked the immersive-ness of feeling like there's food on the plates...without having everything fly all over the room and fall off the tables every time you reload the cell. Same goes for bookshelves and a whole array of other static objects that you can interact with. Stock away.

There are also COBL ingredient containers that serve as regular storage for people who do not have COBL. This way at least you can have a more aesthetically pleasing option even if you don't have the mod. There is a food pantry and storage for all your cutlery, tableware, and beverages.
There are also a couple of small planters with some (mostly edible) plants growing in them.

The Private Quarters
There is a master suite and four smaller bedrooms (still just as luxurious) on the upper floor. The bathroom has a working toilet, bathtub, and sink. For the people who don't use Antistar's Bathing Mod, I added a buff to the bathtub and washbasin that will boost your personality by 10 and your disease resistance by 5 for one hour (3000 seconds). These can be used once a day each.

The Loft
This room is just a little sanctuary with a cozy fire, a couch to rest on, a writing desk and a few other surprises. I wanted it to feel like both an office and a comfortable and quiet retreat.

The Basement
The basement has a few unique features as well as ample storage and a training area. There is a small sleeping space and a wash basin for after those long hours spent slashing and dicing that poor wooden dummy. The basin works the same as the one in the bathroom. Once a day you can use one or the other for the buff.

The Laboratory
There is a large indoor garden in the lab with quite a variety of plants. There are static alchemy tables that will add (master) alchemy sets into your inventory upon activation. There is also plenty of storage including a couple more COBL shelves that work just like the ones in the Living Quarters for the people who don't have COBL. There are also Spellmaking and Enchanting stations as well as a working Necromancer's alter for making black soul gems.

The Optional Patches

All Natural
Because House Sai'tereth is heavy on candle and firelight, I decided not to include lighting in the All Natural patch. Everything will look ultra-bright and washed out. A big part of the house is its atmosphere, and I wanted to maintain that. The windows are even covered by decorative curtain to further suggest my intentions. I included an All Natural patch so you will still be able to hear the sounds of the weather outside in every room but the lab, which in my opinion is just too far underground.

Antistar's Bathing Mod
I have added compatibility to the bathtub and wash basins. For the people who don't use Antistar's Bathing Mod, I added a buff to the bathtub and washbasin that will boost your personality by 10 and your disease resistance by 5 for 3000 seconds (one hour). These can be used once a day each.

A Bloody Mess
Adds BM compatibility to the bathtub and the wash basins. You don't need to have the Bathing Mod patch and A Bloody Mess patch active at once.

COBL
Will add the COBL alchemical sorting script to the cupboards in the Living Quarters and the Laboratory. It will also add three more alchemical wall shelves to the Lab. The Luggage will appear in the Master Bedroom if you have activated it.

See You Sleep
I have added See You Sleep compatibility for all the beds in the house.

Future Plans
Because I made this mod specifically to suit my own tastes, it's safe to say that I probably won't be adding to it much aesthetically since I am happy with the outcome.

I most likely will not be taking requests unless they are exceptional and really peak my interest. Although constructive criticism and feedback are always welcome, if you're just going to write to me and complain about how this mod doesn't meet your exact individual needs, don't expect an answer. If you don't like it, don't use it. Enough said.

Just to let everyone know that I AM working on getting this update I will go ahead and post some of the 1.2 patch notes on the page:

1.2 is coming soon:

  • There will be a couple of asthetic fixes and changes throughout the house.
  • Myaida will be fully voice acted (by me).
  • Other NPCs who have to do with the mod will also be voice acted.
  • Myaida's dialgoue will be fixed to compliment patch 1.2
  • References to the Arch-Mage will be removed (with respect to the fact that the player may be the Arch-Mage)
  • Lord Sai'tereth's journal will be fixed to compliment patch 1.2
  • Quest rewards will be fully magical, no more gold.

And more.

1.2 will more than likely be the continuation of the quest chain now that I know where this is going, but I won't put anything here to ruin the surprise for you all!

Installation
Extract the contents of the archive to a secure location first, then move the .BSA and .ESP file into your Oblivion/data directory. If you wish to use any of the optional patches, move whichever .ESPs you would like into the directory as well. Start the Oblivion menu or whatever you use to manage your mods, and tick the boxes to activate them.

Uninstallation
Remove/delete the House Sai'tereth .BSA and .ESP from your data directory, as well as any HST patches you may have installed. If you extracted the files from the .BSA then delete the House Sai'tereth folders from your meshes/textures directories.

Load Order
If you are going to use any of the patches, be sure that they are running after their respective masters and House Sai'tereth. Be sure also to load House Sai'tereth after any .ESPs required by a patch, but before the patch. Example:

COBL.esm
House Sai'tereth.esp
HST Patch: COBL.esp

I have all my patches loaded after the house, and all of their masters before it.

Incompatibilities/Things to know
House Sai'tereth conflicts with Your Imperial City House Mod as they load in almost exactly the same spot.

It also has a slight conflict with ImpeREAL City: Talos Plaza District. There are two trees clipping through the house on either side, but this is barely noticeable because of the foliage I placed around the yard.

Those are the only two I know of so far. As you find them, please notify me.

Do not try to get the personality/resist disease buff while sitting in the bathtub. Since you can't cast sitting down you will see the animation but won't get the effects.

The Living Quarters may or may not effect your FPS. This is due to the performance of your machine, and everyone's machine is different and/or capable of handling more junk or less junk, so please don't compain to me about your computer blowing up if it happens. While testing, I found that if you just wait a few seconds the FPS drop will clear up.
