I noticed a lot of people complaining about Cobl, so:
If you install this with Wrye Bash, you can simply remove the dependency. In the Mods tab, click NightmistManor.esp. Right click the Masters box in the right corner and click Allow Editing. Right click Cobl.esm, Change To..., and select any official esm/esp. Then click Save.
Everything is completely normal except the counter where the Cobl stuff is empty and has a "Return Apparati" button you can't get rid of.
Do this at your own risk etc, I have no idea what sort of corruption or issues it may introduce into your game. I just wanted to download it to look around and didn't feel like installing Cobl unless I had to.
Anyway, it's a nice house and the lighting is very pretty.
The original mod was Cobl-dependent, and left the home free to acquire. I don't have any interest in changing these things, but you can reach out to the original author of the mod (NottingHillbillie) to see if they would like to make them for you, or grant permission for you to release your own versions that suit your preferences, if you'd like to.
I still check in to help people if they find actual bugs or have real problems, but I am otherwise retired.
This is such an enchanting home. The atmosphere is very peaceful, and the decor works so well. Everything used in this house goes perfectly together, and it is neither too large nor too small. A perfect place to refresh and re-energize...or just get away from the many "unique" inhabitants of Crucible.
Thank you, Khettienna, for this outstanding home. As all your mods do, it adds an element to my play that I wouldn't want to do without.
Cobl is good, but if you don't want to use Cobl, you can install only the resources and Cobl.esm to fulfill the mod dependency without having anything change in your game.
That said, there's really no sense in complaining about a mod you aren't going to use. That's like going to a free cookout and complaining about all the food you won't eat. The cook isn't going to make you a special plate because you complained.
I'd like to install this mod. However, I definitely do not want any of COBL's extras. What do I need to install just to have a resource for running this?

1) It requires Cobl, and I simply don't want to install it :)
2) You can acquire it freely - that's another issue.

would you kindly add a paying requisite?
