This is a no mods blueprint using only main game and DLC items. Built to look a little less new and more makeshift based on limited resources. There are beds, food, and water for 18 settlers and all shops of various tiers. When trying to come up with a reason for having the little meeting room, I thought to make this a "dry" settlement with a juice bar. I send that one plastered settler from Settlers of the Commonwealth here to help turn him around. But do with it what you will and change to your liking.
Prior to import, just scrap the surrounding trees. Anything else you want to get rid of or replace can be tidied up later. This uses Slot#25 of Transfer Settlements. Please download manually if you wish to assign it elsewhere.
