My beach retreat with tiny restaurant and attached jetty bar.

There's Dragunov SVD parts if you want them. Turret tower top.

Items are arranged with the help of Place Everywhere and modpos wherever needed.

Installation
Recommended to scrap everything possible with just the manual vanilla method (without using Place Everywhere or Scrap Everything). Sometimes just nuking doesn't really work.
Blueprints are usually inside <your game directory>\Data\F4SE\Plugins\TransferSettlements\blueprints\<numbered folder> when copying manually.
Transfer Settlements - Nordhagen By the Bay (Vanilla) will be in slot #12 if you're using Vortex/MO2.
Reminder
Remember to save and stay away from Nordhagen. Come back after 3 Fallout days and take a tour.
