Hope you enjoy the mod.

Fallout 4 added the capability to build and manage settlements. They offered up a great selection of settlement sites and buildable items such as walls, furniture, lighting, etc. Unfortunatly for me, they did not polish the experience.

there should have been some way of removing debris and brambles/bushes. So there is no way to clean up all the detrius from your settlement. i realize that there may be wastelanders that like the look of trash and brush all around their settlement, but a bunch of trash in my dwelling was not desirable.

another area that did not get attention, is being able to place items in the buildings located on your settlement. Not all buildings have this issue, but enough do that it is disappointing. Take Egret Tours as an example. you cannot move any of the furniture inside the building, first or second floor. likewise you cannot build any items and place them. there appears to be no 'floor' in the structure.

so, what this mod does is try to polish some of those items for a select five settlements. i chose settlements that appeared to hold the most favorable locations, buildings, and building space for a player to really be able to create a nice looking settlement. i did not chose the citadel or sanctuary hills, even though they are great settlements, but they are 'occupied' by the minutemen. i also did not choose settlements with embedded NPC's, such as, Tenpines Bluff, or Oberland Station.

the settlements that this mod improves are: Egret Tours Marina, Kingsport Lighthouse, Starlight Drive-In, Sunshine Tidings Coop, and Warwick Homestead.

these are the improvements i made to each settlement.

disabled all the debris and bushes. also disabled a handful of items that get in the way of building, as an example, the movie reals in the Starlight Drive-In projector area.

added floors to the buildings and boats if they needed them. it was difficult to figure a good way to add floors to the Lighthouse, as the floors are circular and i could not find a suitable floor in the available floor models, so since the floor model i used was square, round floors may have small areas where you cannot build.

increased the buildable area for Egret Tours Marina, Kingsport Lighthouse, Sunshine Tidings and Warwick Homestead by increasing the size of the border/boundary. could not find a good way to increase the workshop viewable, green, border as it contours to the ground. when i increased the area it moved the green border away from it's positon and for some areas results in the border offset higher from the ground. so you may have to get close to the border edge and when the workshop informs you that you have exited the settlement you will know the exact edge of the buildable area.

added a shipment of concrete to each settlement, as well as additional metal, wood, and assorted junk items for recycle, and to speed construction.

moved the fast travel location closer into the buildable area and away from enemy spawn points.

added some miscellanous items for decoration.

these are specific changes i made to each settlement:

Egret Tours Marina:
i removed the large building that you cannot enter. added an exit doorway on that side of the remaining building. added an area below the stairs. i tried to close out a hole under stairs. added a 'floor' to part of the roof, so once you build up to it you can place items on the roof. left part of one buliding that cannot be entered, the one facing the pier. fixed the front door on the drydock, and placed the old door against the wall. added a boat and changed the one that was there, added flooring to the boats. added gantrys to the boats and NAVMESHes, so now NPC's can sleep on boats. disabled some of the large shelves that cannot be recycled. increased the buildable area by quite a bit around the piers, the rock cliff above the boat and how tall a building can be.


Kingsport Lighthouse:
added floors to house, boat, and lighthouse. increased the buildable area by quite a bit out into the ocean and the rock cliff on the lighthouse side.

Starlight Drive In:
Removed the movie reels in the projection area. added floors to all areas, including gantry above movie screen.


Sunshine Tidings:
Added floors to all buildings. increased the buildable area out from house with wall knocked out, and in all directions.

Warwick Homestead:
fixed the catwalk on top of the sewage reclamiation tanks, added catwalk up to top of sewage plant building. raised the large pipes in the sewage plant building very close to the roof. this allows for the building of a second floor inside the sewage plant building. added floors in pumping building, top of sewage plant building, and other areas that needed them. now you can build on top of the sewage plant building. increasded the buildable border out into the water, shore facing mirelurk nest, and toward the wreck of the Northern Star. Now you can build a large boardwalk out into the water, and large buildable area outside the fenceing. moved the workshop into the plant building, was outside.
