Well, that's a carefully restored empty prewar Sanctuary. No beds, no interiors.

I had a good idea to carefully restore the Prewar Sanctuary landscape. And that's all. In that BP you can find empty houses, some food to start with and ready-to-use big water pump in the river. No shop's, no beds, no interiors - it is all up to you how to manage this settlement!

Required MODS
Transfer Settlements - Shareable Settlement Blueprints
Easy Homebuilder and Working Double Beds (Rebuild your Sanctuary) (homes and stuff)
Crafting Fury 9000 GTX - Buildable armour stands - Decorations - Furniture (you can go without it)
Settlement Objects Expansion Pack (some flora)
NorthlandDiggers Resources - Animals - Landscape - Garden and more... (some flora)
CREAtive Clutter (not so necessary if you want only houses and landscape)
Homemaker - Expanded Settlements (crucial!)
Invulnerable turrets (for turrets without wires)
Also, you will need a Clean and Simple Sanctuary by JennCave)
