Just a clean 891 item count settlement with a decent size outdoor pool and all 6 level 3 emporiums.

Nice clean Coastal cottage with all the level 3 emporiums and the vanilla workbenches.Has a decent size outdoor pool and a large house for your settlers.Wired up for Transfer Settlements 1.41 and higher.Also make sure to turn on import markers so it imports the water.
Required mods: First 3 required

2. Homemaker - Expanded Settlements by NovaCoru
3. Build Your Own Pool by Akarnan
These next 2 not required but read why i recommend them.
4. I use the "Scrap Everything" by shadowslasher410 , "Spring Cleaning by nverjos" and "Spring Cleaning Compatibility Patch" mods to completely clear out the settlement beforehand. Make sure Spring Cleaning Compatibility patch is last in your load order of all the scrap mods. With these scrap mods just type "scrapall" (without quotations) in console and that will take care of everything that needs to be cleared.
5. Place Everywhere by TheLich You technically don't need this to import the settlement but you will want to move the workbench which you can do with this ("insert" key by default).After scrapping the whole settlement you will also want to use the "insert" key again because it allows you to scrap extra objects.In this case you will need to scrap a few area's inside the hole in the middle or the player's room will be full of dirt, grass and a some large rocks.

Fallout 4 Seasons - Grass - Trees - Plants - Snow by GameDuchess Would highly recommend this one if you want the colorful trees and plants.It overhauls the entire commonwealth with plants grass and leaves.In my opinion makes the game world look way better and no fps loss that iv'e noticed.I'm using the spring version in these screenshots.
