I like this house and its location, but the plugin needs work.
Before trying this mod I used xEdit to check for errors. There were many, many issues with the plugin reported. Cleaning the plugin fixed that, but, as noted earlier by another user, there were still deleted navmeshes that could not be undeleted by the automated xEdit clean process. So, again using xEdit, I waded into the plugin and undeleted the records it had identified.
And after all that it all seems to work. I brought a follower with me to the property and the NPC had no problems approaching the property or even walking up to the porch and having a seat. When I entered the house, it followed me inside the house. When ordered to wait outside, the NPC went right to work in the garden. My PC walked around the property and there was no lag or navigation issues.
Another user remarked that there is a chair in the downstairs area which interferes with movement and seems extraneous. It is obvious if you visit the house. It is easy to remove with either the CK or xEdit. Just be sure to remove it before activating as part of a save game and you should be good.
I did not see any texture issues. It is a cozy and tidy little house which would I believe would serve me well until such time as I pursued the quest to acquire Severin Manor. Despite the work on my part which I thought necessary to make this mod viable I will endorse it because it is a very nice and very convenient place given the paucity of sleeping areas on Solstheim. It serves a need and it has its charms. I hope the author revisits this mod and fixes it for future users.
Very nice house and superb for a first mod. Reason enough to add it to our beginners guide. ;)
We recently switched to DynDOLOD 3 and the mod throws a lot of errors (don't worry it still works). But maybe you want to take a look at that.
It always looks like this: <Warning: Warning: internal file FormID is a HITME: 070336A1 (should be 050336A1 ) AshsRestPlayerHouse1.3.esp teaboattelmith [REFR:320336A1] (places ShipRowBoat01 [STAT:00050368] in GRUP Cell Temporary Children of DLC2HaknirsTreasurePOI03 [CELL:0400EF2F] (in DLC2SolstheimWorld "Solstheim" [WRLD:04000800] at 17,5))>
The cause seems to be the 'HITME: 070336A1 (should be 050336A1 )' which is similar in all error messages. We assume replacing in all entries the '7' with a '5' would fix the errors. But we're not savvy enough to know if that is the case.
First: I really love this house. It's amazing AND the only worthy Solstheim player to date imo.
One thing though: There is one chair too many on the first level of the house in v1.3. It looks really weird and i was wondering if it could be deleted somehow? Preferably not by console, but in the mod itself!
this little house is so nice!! its small and quaint and charming, and the clutter really makes it feel lived in! the parrot dolls are adorable and i love them! the journal on the desk did make me tear up though ;-;
overall, love it, almost cried, its super adorable! 11/10 :]
for anyone who cares: the early versions do not have all the missing textures. however they do have an invisible bed. i really like this mod but frankly the amount of missing textures is ridiculous. if you use the newer version you can use the console to disable the banners with missing textures, and to get the ones behind the shrine you have to use tcl and then go from behind them

AshsRestPlayerHouse1.3.esp HITME Overwritten Large Ref Errors
I'd like to try this mod, but with this many warnings, I won't be using it.
