It saddens me immensely that this magnificent home was never ported to SSE. It was my go-to home back in the day and now it seems I have to play without for the first time ever.
Forgot that I had this! It's been sitting in my unactive mods for years - I just activated it and what a gem! Great location, awesome views of the sea, perfect getaway for my Hero of Solitude soldier. No CTDs at all!

it may be the loading order... On your skyrim menu, look for Data Files, click it and it will list what mods you have and the load order. Esm files have to load first then esp files. Try moving the house file to the top of the esp files or just move it around till it stops crashing. Also, if you have a mod manager move the house file to the same load number if you can like in the skyrim menu. Hope that helps.
Are there children rooms that can be added? And can you please add some chairs infront of the fireplace in the bedroom. That would make it more cosyier. ty
I took a chance and downloaded the most recent version today and tested it out. I was pleasantly surprised to see that it seems to be working perfectly fine in my game. I'm not sure why the CTDs were happening when the last few comments were made back in 2012, but so far so good for me.
This is a gorgeous house, very similar in architectural design to the Dragon Falls Manor player home. Clearly both mod authors used the same template. Seabreeze Estate's layout and decor are different enough that you won't mind owning both homes. I admit, though, that I'm so used to DFM's interior water features that I find myself really missing them here. As far as the interior goes, Seabreeze Estate is very thoughtfully laid out and the design is very harmonious, especially the library and the kitchen.
The biggest flaw in the overall design, in my opinion, is that it lacks the capacity for housing followers or children. A house this size ought to easily accommodate someone you could station here as a steward, but it only has one bed. This could be easily remedied by clearing out 2 or 3 of the alcoves in the basement that have clutter and replacing them with follower beds. A more ambitious mod editor could even shift a wall down there to create a nice bedroom area. My only other complaint is that I'd prefer the smelter in the basement with the rest of the forge equipment (with an exhaust outlet, of course.) Having the smelter outside right next to the front door detracts from the house's otherwise elegant appearance.
Sadly, I think this author has abandoned the mod, as they haven't been active on this account in over 2 years.
I get a CTD every time I try to load the game with this mod installed. Anyone know what other mods it conflicts with? Nothing else I use occupies the same area, so I'm a bit stumped, but it looks great so I'd quite like to see it.
