The Windhelm Mercenary Guild was made for a friend of mine. You can freely take everything or store everything, all the containers are safe and unowned. The dunmer guildmaster Galdria and the orc blacksmith Ruzghia are merchants, Andamil, Meerus, Erina and Ingolf are followers. They all can heal themselves when injured and have the perks: light foot (so they won't trigger traps), silent roll, muffled movement and quiet casting. Gertrude is the cook and cleaning lady and the ship's captain and his crew are just there for "decoration". Speaking of decoration, all clutter and weapons are static. Some of the beds are owned by the npcs that live there, but there are plenty of unowned beds, even one child bed in the cellar. Perfect for keeping your followers here with the My home is your home mod from Volek https://www.nexusmods.com/skyrim/mods/18045 . Keep in mind that I made this for my friend and myself, I won't change anything, if you don't like it this way, then don't download it. There aren't quests or voice acting in the mod. Fully navmeshed inside and outside. Requires Dragonborn DLC.
The second file, the Markarth Mercenary Guild is standalone, thus doesn't need the Windhelm Guild to work, they can be used separately. The Markarth Guild is located in The Reach, between Markarth and Dushnikh Yal. There are a bunch of unowned beds (even one child bed) and safe containers to use. It has a cooking pot, an enchanter, an alchemy table and all smithing stuff. There are four followers and marriage candidates who live here, the guildmaster Tormund, who is also a merchant, Bernard, Adalmund and Riyya. They all can heal themselves when injured and have the perks: light foot (so they won't trigger traps), silent roll, muffled movement and quiet casting. There are no custom contents and everything is navmeshed. Requires only Skyrim, no DLCs.
