In case, as to be even better (lore/immersion wise), not being able to live in at first after discovery would be logical, as it has been an empty place for quite long.
So, need to have some NPC clean/rebuild (lesser complicated version being to make so door/path is unavailable until the player make the necessary requisite).
At this point, an option to recruit NPC (at last maid (cook/clean) & guards, as to keep the place clean & secure). (Note on this point, that in case, if not comfortable with NPC/package/dialogues, just add rooms as to have different type of peoples living there, something like 1 bedroom close to the master (maid/servant), one other the care-master (some trade, repair) close to the main door, and the guards posts, with at last two beds (day/night shift, then, if beds are there, it is possible for the player to add NPC himself either trough TESC or ingame (mod like Mercenaries).
Then of course, some more room as to followers, but in all cases, take care to FPS..
I love it. The fact that Hearthfire didn't include a property for Winterhold kinda pissed me off because of my mage class. Finally! I don't even have to purchase it.

It's a good model but please give it a far more rustic appearance. Also I can't see but is there boat access or is there a shallow enough path to walk to it with?

@jiubiizeekk - Some of the outdoor rocks have been stretched, and are going to eventually be replaced (I plan on creating a pathway from the front doors leading around back- on my to do list). Turning Anisotropic Filtering on, and above 2x will definitely help with their appearance. This mod uses existing textures which are already in the game. I am not using any custom textures within this mod. The official bethesda high-res texture pack also works with this mod, as the textures that I use are the original bethesda-made textures from the game. Enabling the high-res texture packs will improve the overall appearance.
