Version 1.9
I made some changes to the property Inside and outside.
- Made the house Multiple adoption friendly and when you bless your home it will accepted as one of your own. Keep in mind version 1.9 supports 2 kids you can adopt more but they won't have anywere to sleep. Version 1.9.1 will support 6 kids
- I've put 108 planters on the property.(87 in the basement - 21 outside). So now you can chose which plants you wanna have. It was bugging myself for a long time not beeing able to plant anything. - Placed a fish hatchery supporting the 6 fish you need. They need 6 days before they start spawning after you have put one of it's kind in the hatchery.
- Changed the colour of some beds. Family = Red - NPC's = Green - Free Beds = Blue
- Made a button near the pool area so you can access it easier.
- Lever in the basement to access the vault. All the safes are locked and can only be opened with a key.
- I gave the merchants more freedom with standing around the shops. Also added some sandboxing time so they can walk free around the house when they aren’t working, sleeping, ….
This is my final change for this mod. Nothing else will be added or changed anymore.

- There was a camplaint about some of the items cluttering on the floor and not beeing able to take them away. ( Ingot stacks in the blacksmith shop / mead in the bar). I made all of them static so they won't move. You will still be able to access the items because i linked them to containers in the void. As for some other items i removed and replaced those and that fixed it.

- Totally fixed the NPC's. They won't be asking you to get out anymore. Apparently I forgot to tick out one box. - There were some rugs and banners that were missing or placed wrong. This is fixed - Added sound to the fountain - Made a small change to the basement. (Vault) - Added a child's room for 2 children.

- Map marker moved to stables So you can fast travel on horse back. - Player horse now spawns in stable when you fast travel to the estate. (Not when you use the teleport spell and just go outside. You need to fast travel) - Deleted the displays.esp from the .rar file so now download and install it separately. Some people had a problem with displaying their items. This fixes the issue. - Made changes to interior and exterior. - Modified the interior light so there is less flicker. - Expanded the basement. - Moved the standing stones because they were bugging me and they made the trophy room just to full of items. - Moved the 9 shrines. etc. There should be no issues anymore

- Mannequins were resetting after 3 days. I fixzed the encounterzone so they will never reset anymore. - Changed the interior lighting a little so your FPS should not get hit.

- Mannequin bedroom left side has been moved back. It was bugging me. - Counterbarlean marker for the Bar Merchant in the main hall has been moved to the proper position

- Mannequins fixed in main hall and trophy room. - Dagger display cases are working properly. - Weapon display cases fixed in the trophy room. - All the weapon racks are working. You might have issues with customized weapons but that's on you and not my mod. - The weapon plagues in the bedroom have been moved a little so you can get your weapons back. - Optimization of the interior cell devided into 4 parts so it's more FPS friendly. - All items are made unmovable but still loot friendly except for 1 vampire dust (dining room) and 1 mead (pool area) because i couldn't find these two items in the creation kit render window. - There are no animals randomly spawning inside anymore. Tested this during the whole day. So if you got that problem you might have to look along your own mods for the problem.
I initially made this mod for myself but after spending more then 160 hours making the mod i decided to share it online. The mod has been tested but there might be something that i have missed.

Installation:
Download and click "Download with manager" Button. Install with nmm as well. For manual installation, Download and copy all files from the data folders located in the "_River Estate_.rar" to your skyrim data folders.
These is a chest next to the woodchopping block outside. In the chest you will find the River Estate Key and the Teleport Spell to River Estate (Alteration).
Location: Just outside Riverwood on the right side of the bridge.
