Been adventuring for a while? Got too much loot and nowhere to sell it? Maybe you should open a shop!

Introducing the Drunken Dragon!
This mod allows you to buy the burnt down farmhouse west of Whiterun and rebuild it into a store for selling your wares. The purchase will cost about 7500 septims, and can only be done after you've visited the location. Once purchased, the shop is completely remodeled into a store, complete with empty display cases, mannequins, and shelves! You'll have to provide your own inventory and hire a shopkeeper to tend the store while you're out adventuring.

This mod was created after I published my Breezehome Store mod and several people requested a stand-alone version that did not mess with Breezehome.

In order to purchase the property, you'll first need to visit it and open the chest buried under the house. This activates the dialog option to buy the land from Proventus Avenicci in Dragonsreach. Once you purchase the land, the next time you go by that way you'll see a brand new farmhouse where the ruin once stood. You can hire Brenuin as your shopkeeper and he'll stay at the farmhouse and tend the store while you're out adventuring.

There is a "Storeroom" in the basement of the farmhouse which acts as a container for all your loot. Any items left in this chest are available to your shopkeeper to sell (yes, you can speak to your shopkeeper and view his wares and buy your own equipment from him). Several times throughout the day, even when you're gone, the shopkeeper will make a sale and deposit your share of the profit into a safe in the back room. You'll need to return to the shop in order to collect your earnings.

You'll make about 60% of each item's full value when it sells. Works with all kinds of items except player-enchanted items.

Activate the mod in your Skyrim Launcher

Removal
=======
Say goodbye to Brenuin.
Make sure you exit the shop!
Save your game.
Exit Skyrim and disable the mod.
Open Skyrim and load your game.
Resave your game.

Brenuin should automatically teleport to his editor location, however he won't be re-added to the beggar faction, so none of his beggar dialogue will work. See to-do list.

Compatibility
=============
This mod does absolutely nothing* to Vanilla Skyrim. However, if you have a mod that messes with the cell where the destroyed farmhouse is located, you might see some really weird behavior; I recommend you do not run this mod with any mod that edits that farmhouse. The "sale" script should work with any items from any mods, as long as they are not enchanted during run time (i.e. by the player in game or by a script in game). Any mod that messes with Brenuin's AI will also probably cause problems.

You can run this mod and the Breezehome Store at the same time, but one of the stores will be left without a shopkeeper. Items stored in either shop's chest will still "sell".

*It seems the CK wants to set the destroyed farmhouse as persistent so that my quest alias can reference it and disable it. But that's the only change. I didn't even mess with exterior navmeshing.

Known Issues
============
Mannequins may wander. You'll need to provide your own fix for this built-in bug (the Skyrim Unofficial Patch fixes this).
In testing, NPC navigating seemed to work fine and NPCs could move between cells just fine. But I did not edit the exterior navmesh at all, so it is theoretically possible that NPCs might get stuck, unable to "reach" the door to enter the shop.

Convert the shop into an inn for weary travelers.

*Due to other priorities, mostly real life taking up my time, I may never get to any of these. I will try to support bugfixes as much as possible, but new features will take a back seat to earning a paycheck.
