I'm in the same sort of situation as Luscilla. I own the house, I've seen Umbacano's spirit, I have emptied all the desks and searched through every container in the house, including the basement, but I can find no clue as to what to do next. I want to move my player into this home, but I don't really want a ghost going through my tuff every 5 seconds. Some help on this matter would be very appreciated. Thanks. Ah I've figured it out. Luscilla I'm going to assume that you have Oscuro's Oblivion Overhaul installed. You need to disable it as it changes the desk in the last room thus taking away the small key hidden in it. To Geniel if you could make a OOO compatible version o this mod for those of us who still play Oblivion it would be greatfully recieved.

You have to find an alied statue, and either bring it to Umbacano, or sell it to any merchant. If you do the latter, Jolring comes to you with an invitation.
I HAVE NOT DON THE GUEST FOR UMBUCANO BECOUSE I DONT KNOW HOW TO START THE GUEST FOR HIM PLEASE HELP BECOUSE I HAVE BROKEN IN THAT PLACE A HUNDRED TIMES AND NOTHING TO STEAL AND WHEN I TELL THE BUTLER THAT I HAVE A ARTIFACT HE TURNS ME DOWN SO WHAT DO I NEED TO START THE QUEST AND DOES IT MESS UP IF YOU DESIED NOT TO DO THE QUEST
