The town is across the river from fort entius. Buy the title of Burgrave/Burgravine (base price 1/4 million) from the steward to access the manor, essential followers & horse. Town has guilds, store, farm, mine & more! Some NPCs offer services (goods, spells, repair/recharge); all w/ full schedules. Should be UL-compatible, cleaned w/ TES4e

Permissions and credits
Fanesreach Hall Manor:
The player home, only accessible once you purchase the title of Burgrave/Burgravine from the steward for a base price of a quarter of a million gold. Comes with lots of storage and display spaces, 2 bedrooms, many skillbooks, altars of spellmaking and enchanting (does NOT require arcane university membership), an alchemy station and a profit/income chest from which you can draw a daily income (the gold does not accumulate, i.e. if you forget to withdraw your income on day X, the amount you withdraw on day X+1 remains unaffected). Assume that the amount you do not draw goes towards upkeep of the town. Do note that the income you draw is a random number that ranges from 0 to 1,485 gold.

There is also a special stamp on the desk in the bedroom - if you currently have a bounty on your head, you may use the stamp to erase all bounties below 1,000 gold for free. If your bounty is at least 1,000 gold, you will have to pay off the full bounty, but you can do so by merely using the stamp - i.e. stolen items will NOT be confiscated in the process. This is the privilege of nobility.

There is also an enchanted anvil and orb of recharging to the manor, which allows you to repair and recharge items for free, respectively. They are located
next to the daily income chest.

The manor basement has an additional guest room, dining area, and indoor garden - all the containers in this basement are safe for storage.

There is also a "room service" lever outside the manor. Once you are burgrave/burgravine, pull the lever to reset manor cells; don't worry, any items that you store in chests or drop (e.g., display cases) will not disappear.

Do note that the manor & manor basement are the only areas with safe/nonrespawning containers.

Fanesreach Hall:
The Fanesreach town hall. Has 2 thrones, one for the steward and one for you (once you've purchased the title of Burgrave / Burgravine). You may freely take any items found once you attain the title - this goes for every single building in Fanesreach outside of the mages and fighters guild. Any chests/displays that are still locked even after you purchase the title are intentionally locked and cannot ever be opened.

There is a shrine (attended to by a cleric who sells spells) in the hall.

Fanesreach Hall Residences:
Where the steward and farmers live.

Fanesreach Guildway:
A small tunnel leading to the guilds

Fanesreach Fighters Guild:
Sells equipment and offers repair services. Merchant has moderately high bartering gold.

Fanesreach Mages Guild:
Sells spells, magical items and offers recharge services. Merchant has moderately high bartering gold. There is a magicka fountain and a respawning chest containing the book "Arcana Restored" and a nugget of gold (alternate method of restoring enchanted items' charge if you have the unofficial patch installed)

Fanesreach Barracks:
The guards and guard battlemages have carefully planned schedules/shifts so that >1 guard is on duty at any given time.

Entius Emporium:
General goods store. Merchant has moderately high bartering gold.

Outside the Buildings:
There are crops-growing areas tended to by farmers. There is also a modified Transitus shrine that gives you a spell that teleports you to Fanesreach (no skill requirement, base 25 magicka cost, mysticism)

There are respawning tame clannfear sentries who defend Fanesreach - they're leveled and substantially tougher than regular clannfear. They'll also report any crimes they witness.

The main gate to Fanesreach automatically closes seven seconds after opening.

Silverfish Subterranean Suites (V1.1):
A uniquely underground luxury hotel that's fully booked - populated with a hotelier, a blades agent, a fence and generic hotel guests. Hotelier has a moderate amount of bartering gold and sells food, drink and upper class accessories. Blades agent has a high amount of bartering gold and sells all manner of rare goods, but only to fellow blades. The fence similarly has a high amount of bartering gold and sells all manner of rare goods, but only offers services to thieves with a rank of cat burglar or higher. As Burgrave/Burgravine, you have full ownership of and access to the main hotel area and hotel staff's quarters, but NOT the guest suites (obviously). Any containers/display cases that are still locked even after gaining the title are deliberately locked.

Follower (V1.2):
The follower is essential and is voiced with vanilla voice lines
. Only appears once you're Burgrave/Burgravine - is a leveled spellsword (i.e., the npc will always be the same level as you). She has her own quarters near the Fanesreach Guildway. Has a full daily schedule when she's not following you. Wields an enchanted sword and carries several leveled spells - though there is 1 very powerful conjuration spell she knows regardless of level (same as the Fanesreach guard battlemages). Do note that the "teleport to Fanesreach" spell (learnt through the modified transitus shrine) will also teleport her if she is currently following you. She is also completely irresponsible - i.e., she won't report any crimes you commit.

Salt mine (V1.3):

Adds a salt mining complex to Fanesreach, with the miners' residence located directly above the salt mine and the mine being accessible from the residence itself. Fanesreach salt is an alchemical ingredient (effects: fortify restoration, restore fatigue, restore magicka, restore health). Accessing the residence is considered trespassing unless you are the burgrave/burgravine, though the mine itself is a public area (you may only retrieve salt from the veins before purchasing the title - everything else is considered stealing; after becoming burgrave/burgravine, anything in the mine and residence can be freely taken). The salts may also be purchased from the steward, mages guild or general store. The miners mine using refined rockpick hoes to mine.

Kitchen (V1.4):
Adds a kitchen (accessible only after obtaining the title of burgrave/burgravine) and 2 chefs. You may order food and drink from the menus in the kitchen; you can also ask for food and drink from the chefs after you become burgrave/burgravine (they'll give you a random piece of food and a random drink to surprise you). With update 1.4, all NPCs will address you respectfully(as sir/ma'am) after you become burgrave/burgravine.

Stables (V1.5):
Adds stables to Fanesreach, including a stablehand with a full daily schedule. If you have purchased the title of burgrave/burgravine, enter the stables building and leave and you will have an essential unicorn waiting for you outside. The unicorn is as fast as shadowmere, but is more powerful in combat (can't be killed, obviously). The horse CANNOT receive horse armor at the Chestnut Stables (not that it needs it in the first place). The other horses at the stables are the guests' - mounting them counts as stealing.

Second follower (V1.6):
Adds an east tower and west tower to Fanesreach. The second follower lives in the east tower and only appears when you're the burgrave/burgravine. In addition to being essential and leveled (no cap), both followers now offer various services (recharge and repair or buying/selling all types of goods) when they follow you. Do note that the merchant follower has leveled mercantile skill, so he'll drive harder and harder bargains as he levels with you (a fair tradeoff). He has base 3,500 bargaining gold but CANNOT be invested in (however, the regular non-investment +500 gold perk from being an expert in mercantile still applies).

The west tower is home to a master wizard, who sells master spells - including custom spells that are cheaper to cast than usual (and some that cannot be made using a spellmaking altar). He also offers recharge services and master training in destruction. Do note that all of these services can only be accessed once you purchase the title of burgrave/burgravine. As always, all NPCs use vanilla voice files.

Minor update 1.62 - one-way portal:
Adds a one-way portal to the manor, allowing for the player to instantaneously teleport to the major cities of Cyrodiil. The portal will teleport the 2 Fanesreach followers when they're following the player, as well as the Fanesreach unicorn; the 2 followers will be warped alongside the player into the city proper, while the unicorn will be stabled at the city's stables.

Do note that the Fanesreach teleport spell will already teleport the 2 Fanesreach followers and Fanesreach unicorn along with the player back to Fanesreach (not a new feature). Thusly, the one-way portal combined with the pre-existing "teleport to Fanesreach" spell together provide easy two-way travel around cyrodiil for the burgrave/burgravine (player), 2 Fanesreach followers and Fanesreach unicorn.

Fanesreach Docks (V1.7):
Adds docks to Fanesreach, as well as a tunnel connecting the main town to the docks - comes with 2 fisherpeople and a coast guard battlemage captain. Also adds several chests with respawning slaughterfish scales and crab meat to the docks, dock tunnels and kitchen ("fishers' haul).

Fanesreach Docks Shop (V1.8):
Adds the office of imperial commerce - niben basin branch to the fanesreach docks. There is a merchant who sells powerful enchanted jewelry and hats (but has a mercantile skill of 100 - i.e., drives the hardest possible bargains - in order to balance things out; in addition, the base price of the jewelry is already expensive to begin with). The second merchant sells respawning welkynd and varla stones, in addition to several miscellaneous souvenir items that can be used for decorative purposes; this merchant's mercantile skill is also significantly less than the other merchant.

Ship at the docks (V1.9):
Adds a ship - the silverfish skipper - to the docks. Between them, the captain and first mate offer recharge/repair services and training in alteration/restoration up to level 50. The businessman and businesswoman are respawning generic npcs, and they, along with the captain and first mate, visit the office of imperial commerce everyday, making the dock area more lively (as with all NPCs, they have full daily schedules). Dock tunnel is now publicly accessible in daytime hours (the burgrave/burgravine will obviously be able to use the tunnel any time they please).
