Hi, it's a lovely island with a manor house, it is West of Gnaar Mok, not Hla Oad. Here is the map.
However, there are still a few things to do. The island is large and without LOD data there is too much pop-in. The man on the boat - was he supposed to give you a ride? He isn't doing it. The only way to get to the island now is to swim.
I loaded this mod together with Tamriel Rebuilt Preview, there is no conflict, so very good. However, without LOD it is hard to tell since the Preview is of course also unfinished.
