If you have trouble buying improvements, (aka, she doesn't have a barter option) you can use the console to toggle clipping, and steal them from a chest up and to the right through the wall. Only way it would work for me.
Yeah it can be bugged if you read the note on the stoop before trying the door for the stage 10 update: If this happens try reading the deed to activate to activate script to create her barter option, and buy improvements immediately, sometimes her bartering options disappear if you leave and come back.
i hope the author of this mod is still active because there are some problems. game freezez when i enter the tower. and if someone out there who can fix this and make it better please do for the sake of those who still play oblivion like me.
suggestion: - schedules for the knights (they are just out thee walking around) and the priest and other npc's - barter and training for the priest( restoration and potions especially) - barracks for the knights - add servants in the manor
I'll change it now (just got home) and upload a version with the mod as a dialogue option. : )
Edit: Eastern100 - I've made a few script adaptations; if you dl the new version (when I upload it) equip your deed (now obtainable via a dialogue option) and then go and try Vinicia Melissaeia. Let me know if that sorts the problem.
Edit Edit: I've uploaded version 1.1 - the deed is now obtainable via a dialogue option, and the upgrades will now be sorted out/reloaded whenever the deed is equipped. I've also sorted out Vinicia's AI, and a few other things. Let me know any problems.
As DYall pointed out the Deed is not obtained via a dialogue option, but on her Barter menu. I'll change that tomorrow (it's 2:30am in England) if I can (I may be snowed in)!
Also, I planned to do a few more things to it (like upgradable walls, a larger main house etc) but didn't ever get the time. We'll see in the future : ).

I picked up the deed and went to see her and the only options I get are the standard run in the mill ones..Maybe I need a bath or maybe she just hates females..lol
