The cottage is for free, but with ver 3, you have to do a short quest. Read the letter from the fisherman on the table outside the cottage in order to figure out how to obtain the key.
If you are using Knights of the Nine, please ensure that Fisherman's Cottage loads AFTER the knights.esp!
I have upgraded to ver 3.01. The changes are only very minor, but Bowwitch was so kind and pointed out that the Gold ingots are displayed as Silver ingots and that there is a mistake in the ingredients listed for Salmon Stew. I also made the breadbaking a bit more rewarding, as you will get three loaf of breads instead of only one.
Hi Emma! I'm added this house (v3.1) in my game and that I see... Fishing pole I have do not in a boat... - on a perce... and I can't sit in a boat for fishing... Why so??

Have you reported the problem to the author of the patch?

I've looked ingame, too, and, yep, there is a HUGE problem and I don't think a patch similar to the previous will work, the many objects and scripts from Fisherman's cottage would be very much work to change to adapt the new version to match the old patch.
I'll see if there is an easier way, but considering how this UL-mod changes the landscape, it is not easy to achieve something that is wellworking.
I edited your esp file for my personal use - just moved the Cottage with all exterior features to another cell, closer to Umaril's lair (yes, I play with Knights of the Nine), where the UL cliffs end and plain shore begins. This solution works well for me. Maybe it can work for new patch as well?
Sure! If you don't mind to look at the merged .esp with several small mods added, I'll send it to you via e-mail. I'm running very heavy modded Oblivion setup, so I have to use lots of merged files.
Is this issue still happening because I think it is for me, I have the cottage mod and the UL patch but when I got to the house it was already open and there was no quest for it.
I can't find the UL patch anywhere, I looked though the compatibility page and it must've been removed or something. After reading the comments I'm assuming this mod is impossible to use if you have UL because the patch is out of date and was taken down.
The Gold Coast is one of my favourite places in Cyrodiil, probably because it resembles my native country. Anyways, i have had other houses in the region, but they were all very cut off from Anvil itself, making it annoying to go sell all the loot, and come back etc.. Until i stumbled onto this little gem!
I find the house to be all you can want, frankly. The view is phenomenal, the fishing boat, all the crafting at you disposition, wonderful! I love to have my character get up early to go fish, enjoy the sunrise from the little pier, and mid morning swim until Anvil's harbour to the shops.
I've encountered a tiny little bug: the recipe for "Herring in aspic" calls for 3 herrings, 1 carrot and 1 onion. I found out that it requires you to have 2 onions in your inventory, but only uses one.

If it were as simple as removing the changes UL does to the shipyard area / this mod, I would do it. But the ship wrecks, etc are a nice UL addition. If you ever have the time to revisit this mod, it would be awesome if you moved it down the coast away from Anvil and the UL area.
I always think the purpose of as places like is to get away from cities & not so close as this one is to the harbor. Just my opinion.
Hi, I'm probably being really daft, but I can't see how to start the quest to get the key? I'm using 3.0 or 3.01 (I *thought* I'd installed the updated .esp but now I can't find the download so maybe it's just 3.0) and looking for a table on the pier, the only one I can find is the tiny one between the two chairs, and there's nothing on it? Unless the clue is the statue making thingy? If so... I'm definitely missing something. I'm using the COBL add-on if that changes anything? (Okay, just re-read the pinned comment. I'm definitely not finding any letter...)
Thanks so much for this awesome "little cottage". It's in a great location, close to anvil and I've played quite a few quest mods that use this area by the sea. I've had the Blue Moon Cottage for a long time and it's been very handy and a good place to keep some of our horses. I particularly like the fishing craft which was a very clever idea.
I'm glad to hear that you are enjoying both this house and my daughter's Blue Moon Cottage, and even better if you can use them together. I was really happy for the fishing crafting idea; thanks to that Stroti had made static models and that Lycanthrops animated them for me, there are now even fish swimming in the waters (and jumping up in the air at times if you are out fishing.
This is my favorite house in all of Oblivion and Skyrim. I love that there are things to do outside when the weather is good (statue making and fishing) and plenty to do inside when the weather is rainy (cooking, spinning, weaving, jewelry making, etc). I also love that each of these things take time to do....it makes the day go by nicely. You can successfully roleplay as a food vendor or chef with this since the stews are actually worth something. I'm keeping the Inn and Tavern in Anvil well supplied . Roleplay as a sculptor (wood carver) is another excellent option. I love the setting, the views, the bathtub, and the outhouse. The size is believable as well. Thank you so much for this home!!

I’ve returned to Oblivion for the first time in about three years mostly because I wanted to visit with Vilja in Oblivion to see how she compares with Vilja in Skyrim. Unsurprisingly she’s very similar and improves the game a lot.
The real surprise in Oblivion has been discovering all of your houses (so far Maple Cottage, Swan Cottage, Lakeside Home, and this). I don’t know how I missed them (or Vilja) when I was here before. I agree with the previous poster that Fisherman’s Cottage is the best I’ve seen in either Oblivion or Skyrim! There are so many useful things to do.
I’ve always liked your Highview Cottage in Skyrim and was disappointed when you said houses in Skyrim were too much hassle and that you weren’t planning to do anymore. If you ever change your mind Fisherman’s Cottage would look great on either Lake Illinalta or Lake Honrich. ***** Added: I've found two very minor glitches and one maybe glitch. One glitch is that the forge is returning silver bars for gold even though I set it for gold and the crucible says the fire is set for gold. The second minor glitch is that the pot gives a the recipe for Salmon Stew as requiring I potato but 2 potatoes are needed. Finally I'm only getting 1 loaf of bread for 1 bag of flour (I'm not sure that is a glitch, but there is no profit and the Lakeside Home's bread machine is much more generous.)
I'll take a look at the possible glitches you mention. With the gold bars, I suspect that I have simply renamed the gold bars wrongly, so it's "just" the name that shows up wrong. But I should fix this anyway and upload a new esp.
With Skyrim, I still feel that the navmeshing is too annoying, the landscapes too bland and dull to inspire for housemods, and the average players prefer much more luxurous houses than what I like to make. But, who knows, maybe I'll make another Skyrim house one of these days. It's much easier to get inspiration for an Oblivion house, though, as I'm still playing Oblivion quite often but hardly ever Skyrim (I only mod it).
EDIT: I'm checking in the esp - you are indeed getting gold ingots but they are called silver ingots. I cured this, and also the discrepancy in the soup message. And made the bread baking a bit more generous
