Finally got around to exploring the mansion myself and the only complaint I have is how empty the place is. I know its Freeside which is like a slum but the place is so huge and there are only 4 NPCs and they don't even move although it does kinda make you feel like Bruce Wayne with the whole huge as hell mansion with very few residents so I guess thats a plus for some people xD
And I have a reflex shoot in the direction of theyr breathing. Anyways.Separate cell for armory is a bad idea. In the entrance room should be armory for guns and armors and ammo and stuff.Living room-wardrobe.
You COULD always open console, click on the super mutants and use disable followed by MarkForDelete (Last command might not work in New Vegas since this is based on Skyrim console command knowledge
