HOUSE AT LAKE AMAYA
NEW VERSION 1.12 has no longer fortify health on bed rest over night because of fatal game issues when it wears off for fresher characters. It was supposed to help them with more health (50 to 80 points) for few game hours, not kill them when it wears off, which, it seems, can happen. Cooked food has still fortify health, but only 5 points, I guess wearing off of 5 points should not be fatal for anyone.
Relatively modest, yet decent home for player at cape of peninsula of Lake Amaya, across lake waters not far from Pelagiad and Fields of Kummu, by road a bit further. It doesn't have much technologically advanced (scripted) or other goodies, nor has any extra meshes or textures, so it is done with vanilla things only and all you need besides Morrowind and Bloodmoon is this esp here.
There are few new objects, though, you can cook and brew few things at kitchen of main floor, gathering two new needed ingredients from small garden and orchard around the house (what do game developers have against fruit trees that they are so rarely found in games?).
In study of main floor you can read 5 freshly written skill books, two are about enchanting and three about else, all five raise enchanting skill.
You can get good night's rest in bedroom, the only place in the house where you can not rest without using bed. Don't forget to check top of wardrobe for magic ring.
In cellar you can find Magic Quill that will write into your journal once per month for three game years. Plenty of vanilla and extended storage space, there are pots and jars too. You can practice security with three lockable chests. There is all you need for basic alchemy too. And piles and piles of broken basic gear with few surprises meant for practice of armorer not to make a quick buck (paying for repair costs most likely more than what you can get for them except for end gamers).

INSTALLATION & REQUIREMENTS
Simply put the downloaded esp into folder Morrowind/Data Files. Do not forget to enable it when you run the game. Basic game with Bloodmoon expansion.
WARNING
Magic Quill found in the cellar has permanently running script, so it is most likely best to leave it there or move it to another interior cell of your liking and visit it once per month in the second half of a month to get journal entries. I did carry it around in my inventory too without problems, though, with endgame and early game characters, but I have only few other mods installed besides official plugins (all that GOTY has). After three full years of game time have passed (has anyone ever played it so long?), it does nothing else except still running its script, so best leave it in some cave or ruins you'll never visit again.
CONFLICTS
It will most likely conflict with other mods that modify the same cells, that is Ascadians Isles Region 0, -5 and 0, -6.
SCRIPTED THINGS
--- Magic Quill that will add time (not quest) and season related entry to your journal each month for three years. It will happen any time in second half of the month (first one after first week passed by) if you are in same cell as it or if you carry it around (look at warning). Entries, although short, may be moody and reflective from time to time, all are in first person, but it is not necessarily your character moods and thoughts. It is Magic Quill after all.
--- Cooking pot, hanging in kitchen fireplace of main floor, in which you can brew few things and cook few things. All act like potions giving a modest boost. Most need ingredients too, few can be only found around house.
--- Bed in bedroom of topmost floor will add one or two modest boosts if you get good night's rest in it.
--- Three chests in cellar that have no key yet you can pick lock or lock them again and pick it again, practicing security as much as you wish.
--- Message on the porch, giving you the key. Once.
--- Magic ring that will teleport you back home and to few other places when time is right. Thanks to Tribunal endgame ring scripters for it.
