Serjo Dram Bero
Councilor of House Hlaalu

House Hlaalu is the Dunmer House uniquely gifted in generating wealth, income and influence.
However, for all their claims, they don't really offer the player with a chance to do so. The player has to go around doing quests and killing cave-dwellers, selling his loot to some scamp housing with a bunch of orcs in order to make any money. Not really worthy of a true Hlaalu.
Things could be so much different though. With a Kwama eggmine on it's land and the long-lost Vassir-Didanat ebony mine nearby, Rethan Manor could be a true cashcow for the industrial Hlaalu kinsman.
This is why I bring you, the new and improved Rethan Estate.
As from today, the owner of the highly sought-after Rethan Estate can exploit both the Shurdan-Raplay and Vassir-Didanat mines. The estate lands will also be open to citizens of Vvardenfell, who can build housing in exchange for a minor weekly tithe. No longer will the master of Rethan Manor be a destitute robber baron or hedge knight but he can proudly take on the mantle of entrepeneur and landowner.
Now, what does this mod do
The Rethan Estate mod adds on to the Vassir-Didanat quest and the Hlaalu Stronghold quest.
When the second phase of Rethan Stronghold has been built, the player can talk to his (her) new second in command Hlodala Savel in order to start the exploitation of the Shurdan-Raplay mine, creating the Shurdan-Raplay Company, under Hlaalu supervision.
Later in his carreer, the player, when working to get Councilor Dram Bero's support can work together with the councilor to exploit the rediscovered Vassir-Didanat mine.
Both mines will provide the player with a weekly income.
The player will also, through his proxy Hlodala Savel, be contacted by several Vvardenfell citizens petitioning for permission to build new residences on the Rethan Estate lands. When taking up residence, these citizens will also provide the player with income through rents and taxes. Most of these citizens will be people the player has helped out during his many travels across the Hlaalu lands on Vvardenfell.
The total amount of income generated through these ways will be dependent on the choices the player makes throughout the questlines.
Rethan Estate Full edition
The Rethan Estate Full edition provides the player with all of the above and adds an upgraded and improved second and third stage of the Rethan Manor stronghold. Most of these changes are aesthetic, with exception of the newly added Rethan Council House, which is where Hlodala Savel will take up residence if the full edition has been installed.

Compatability
The aim is to have this mod be compatible with at least
-Hlaalu busines
-Roleplay options for House Hlaalu
If you find any incompatibilities I will strive to straighten those out ASAP
-Balmora overhaul mods
I believe none of the most popular mods overhauling Balmora touch the Rethan-Manor region, so I suppose they should be compatible.
-Rethan Manor overhauls
The Rethan Estate file should be compatible with most Rethan Manor overhaul mods as Rethan Estate only touches cells on the left bank of the Odai River. However, as I've never used any, I'm not entirely sure. If you find any issues I'll look into them.
-Grandmaster of Hlaalu
As with other Rethan Manor altering mods, I think this one should be ok. I will look into any reported issues. I specifically made my quests be available to kinsman and House Father rank characters to be somewhat of a counterweight to the grandmaster requirements for this one.
-Morrowind Rebirth
If there's a high enough demand, I'll see if I can provide a patch for Morrowind Rebirth. However, as I'm rather divided on the mod (it's too big for my taste), it won't be a priority for me.
Requirements
-Tribunal and bloodmoon DLC
Credits
In this mod I've used a few meshes from the Tamriel Rebuilt project (specifically the tower and Hlaalu well meshes)
I've used Morrowind Rebirth as an inspiration for my interior and exterior cells. I actually hoped to copy the Rebirth "lived in" atmosphere.
Thanks to Redondepremiere for directing me to the TESDTK toolkit!

Why I've done things the way I've done it.
This mod is born of the combination of several issues I had with House Hlaalu on Morrowind.
The first one was that, in my opinion, it didn't really do what it supposed to do. It didn't really play as an "entrepeneurial merchant house".
Several mods have already try to remedy this. "Roleplay options for house Hlaalu", "Hlaalu Business" and "Grandmaster of Hlaalu" come to mind.
The second issue I had was the "TARDIS-effect" ("it's bigger on the inside") most Morrowind vanilla and mod buildings seem to suffer from.
I've never been a fan of all the giant display areas and libraries most people add to their houses, making them feel overly large.
The third issue I had is that in Elder Scrolls games, you meet so many miscellaneous questgivers, but their quests rarely bear true consequence. So that's why I decided to instead of creating all new characters and quests which would simply be another copy of the same idea, to incorporate as many miscelaneous quests as I could while still keeping a logical storyline.
Mostly, this mod is meant as a sort of tribute for the House I played during my first ever Morrowind playthrough over a decade ago -back in the day I bought Morrowind from the used games section because the shop didn't have a copy of Oblivion at that moment. It just made most sense to me for my outlander Nord ex-prisoner to join the House which was most inviting to outlander characters which would truly seek to better their circumstances through hard work and wit - and maybe some backstabbery.
Anyways, I hope you enjoy this mod and am always appreciative of any feedback given.
