Allows you to clear out Wilson Atomatoys Factory (WAF) and make it a settlement. This settlement is a full settlement featuring the repair function as seen in tenhat's settlement mods. Features automatic corpse cleanup, rebuilt navmesh, regenerated previs, a custom settlement border,

Repairs
The walls, roof, catwalks, windows, and flooring can be repaired.
The bloody lake is also repairable which cleans the water and removes several of the bloody puddle decals around the place.
The two generators on the outside can be repaired which give 100 power each, for a total of 200 power.
The pipe that can be accessed from the roof is also repairable and will have two hatches so that the space inside can be used.
Replaced the door frames with some that have door snaps from Snappy Housekit.
Previs was regenerated for the region. It is also highly scrappable allowing you to build in most of the space. The build area includes the factory itself, the parking area in front of the door as well as to the side. While I did not include the full driveway to the factory (because it was already a large build area and would be directly against Quincy), I did remove the super mutant decor that would have been found just outside of the build area.
I recommend grabbing the Giddyup Toy Parts before scrapping, especially if using scrapall. They are considered a junk item in game and will likely be scrapped.
Compatibility
This will conflict with any mods that modify the WAF or the areas around it. This means there may be some incompatibilities with mods that alter Quincy primarily. Most likely it will be mostly previs issues but let me know. I will see if I can patch it or not.
I did slightly alter the terrain directly outside the front door as well to the side to flatten it a little bit so it doesn't pop through some of the sidewalk.
