Hello
This is a Dirty Little Root Cellar behind the player home in Sanctuary.
It has just about everything you would need and more. There is a Vault with Terminal control lock and lots of weapons and ammo to start you out nice.
It's a bit of a cheat TBH
Not Navmeshed for followers.
I have no idea if it breaks precombines however it was built not to.
