Adds a new settlement to north-east of USAF Satellite Station Olivia. (included in the screens)

The settlement comes in 3 parts:

  • Small Exterior Settlement - Manor Courtyard

  • Large Interior Settlement - Manor Interior

  • Medium Interior Settlement - Manor Basement



The three settlement spaces share inventory.

All building options are available in every settlement space, so you can build recruitment beacon or grow food in the basement if you really want to.

You can also, for example, build your Workshop DLC manufacturing setups into the basement.



The Manor Interior -space is mostly pre-furnished.


Only the exterior/courtyard is subject to "settlement attacks".

Interior and Basement have 100 power emitter coverage when you connect the "fuse box" to the "power grid connector". See screens for details. Exterior has 100 power connector that you can connect wiring to.

Interior part has native 200 water production, and basement has 100 native water production.

Be advised! The Settlement is guarded by robots and turrets!


Fast travel points for Interior and Basement for direct fast travel access can be enabled at the terminal near Manor Interior Workbench.



Q: Why?
A: While the settlement system technically allows you to build large detailed sets of buildings, clutter and people, the engine is not designed for that. Normally when you'd create buildings (as a level designer), the walls, upper floors/ceilings would be lined with occlusion planes, and those can not be generated dynamically aka. during game play aka. in workshop mode, because it's data that needs to be pre-loaded and not subject to change during run time. Thus the only way to have smooth game play with large detailed settlements, is to have pre-built framework of walls with occlusion planes pre-placed.

Q: Why separate basement?
A: Some settlement features that you'd want to have near by, but not necessarily right next to you all the time, you can build there, like workshop DLC machinery, or slave pens if you use mods of that nature.

Q: Why not 1 exterior settlement with your occlusion walls and stuff?
A: Lack of space. I wanted to have the settlement connected to the main Commonwealth world, but there is only so much room before you start stepping on the toes of other mods that overhaul world space(s), so this is almost fool proof location and size to keep it non-intrusive. As to why include the tiny courtyard, caravans and RP for defense since the interiors are non-attackable. You can send caravan links to the courtyard, so no cows inside. Also interior settlements are better for performance.

Q: Why no .ESL?
A: I can't. The record size has exceeded .ESL limits.

Q: Why aren't the fuseboxes pre-connected to the grid!?
A: I can't. The ability to create power-line connections in creation kit is disabled.
