After deep diving thinking this was an issue with the reverb and ambience mod, and trying to find a fix to put in my RAO mod i found a comment on the old one saying it was low freq which made sense as the bedding track is just all bass from the generator and then you have metal rumbles occasionally playing on top.
Took all the tracks for the High Tech Interiors applied a 1000hz high pass filter and lowered by 2db.
This has fixed the issue BUT if you walk through whilst firing a gun or blowing stuff up there will still be some distortion this is the layered amount of low frequency from the other audio fx playing at the same time gunshots explosions etc.
I play in VR and tested with Realist Reverb & Ambience + Binaural 3D audio but should work just fine for vanilla 3rd and 1st person.
