Side note: There is a bug that causes the assistant and Gorski's door to not load occasionally, usually after loading a save twice after entering the root cellar. Save outside of the root cellar before entering. If you enter and the assistant is not there close the game and reload the save outside. This is some weird game bug and not an issue with the mod itself. I have tried many fixes and nothing works, but for some reason closing the game and reloading does.
Found a slight mod conflict with Children of Skaro - Daleks in the Commonwealth: https://www.nexusmods.com/fallout4/mods/60493 This mod also places a Dalek in the bunker thats aggro to Gorski killing him rather fast.
I have a bug where Wayne just stands in front of the desk and does not talk. I had talked to him once without a core, came back with one, and he would no longer talk. I attacked him and reloaded, recycleactor, kill and resurrect, just plain waited a while and came back, reinstalled, I haven't found a fix yet.
The bug is still there, but I found a fix and maybe the cause. I uninstalled the mod and made a save outside the cabin, reinstalled and entered. This reset the mod, and at first I thought it didn't work, but I had to close and re-open the door then he walked forward and I could talk. I think something bugged out and it thought I needed to open the door for him to "activate" again.

Sadly Gorski's Assistant does not spawn at all for me. Gorski himself is there (behind the locked door) and the dead molerat but no Assistant with the key. It might be an incompatibility with another mod, however I couldnt find any conflicts in FO4edit. I also tried deactivating Ghoul mods like FGEP and more Feral Ghouls and started a new game, without success.
In my end it was so weird, i close the game and open and enter again. And the asistant was not there but the door was open and the quest continue without problems.
Second time opening the game to see if its any different, the goul killed wayne, I guess because the door was open. And that also complete the quest.
Seems like a fun mod, but I couldn't for the life of me get it to work. Gorski's Assistant never spawns with the key and I can never progress through the quest since the door can only be opened with it. Also, a particular conflict seemingly unrelated to this is one with Zombie Walkers. For whatever reason that mod names Gorski's Assitant to Wayne Gorski instead.

I haven't gotten to this yet, although I hope it starts by speaking with Gorski or "assistant".
The Commonwealth is just too big to install a mod and the only hint anyone gives you is, "head on over".

I had previously entered this cell, so is that perhaps the issue?
