Another one bites the dust.... *insert evil laugh*
What can i say except WOW!!!...
I didnt expect it to become this big.
At first i was going to do a Croup Manor overhaul by request
but you know me right ?

I ended up doing the WHOLE NAHANT PENINSULA !!!
Yes folks...From the Gate at Red Rocket all the way to the Ocean Society is YOURS!!!
(plus some more added parts ).
a)I expanded the terrain a bit behind the Croup building to fit a nice pool/bar relaxation area.

b) The building is 3 full floors plus the basement that was "redone"
I had intended to have a workshop in the basement but it was causing issues with the main settlement so if you want to build there simply spawn one.

c)In need of a landing pad (requested) for the popular vertibird mods
i was going to add a simple marker somewhere for themto land BUT...
I ended up making a new land mas (island) and basically build a small fortress around it :P
It also has its own map marker
On the island included are the workbenches(most of them),a water and food generator,small barraks and all very heavily guarded.

d) cleared up the Chapel and The outer parts of the ocean society but DID NOT touch the inside.Also added a bridge to the facility and edited the terrain a bit.

e) I had to rebuild the whole coffee shop at the pier because it was simply a waste of space the way it was.
Its now a diner downstairs and a nice bar upstairs.

f) made a large trading "arena" for your vendor stands and have some stuff already to use (gun shop,food carts ).


g) Jobs: the mentioned above jobs plus several guard posts ,general trader counter in a store at the entrance,pool bar,2 bartenders at the pier,diner,Fish weighing at the shipping/fishery facility (also set up for a fish butcher if you have the mods for it )and finaly a farming area.

H) plenty of residential buildings for your settlers (some semi furnished and some not at all )..Also the big tug boat is navmeshed and ready to use.
One boat next to the mansion has a bed in it that i left on purpose along with a seat.The reason i mention them is that the boat is animated(it rocks) but the above mentioned are static and if you sit in the seat a look outside you get seasick :P

Some technical stuff.......
a) clearing the area first is always suggested before installing a location mod but in this case i took steps to avoid problems.
Even if you go straight there with the mod installed the workshop has its own trigger for ownership.
The key to the basement is in a med kit outside of the door .(if you want to clear the area as well.)

Beware !! all of the bad guys are intact
b) several power gens scattered around and easily found because of the Danger sign under the connector.
Most of the area covered by power poles and street lamps that can also be used as poles plus connectors on the houses.
Again i will strongly suggest some mods to make your life easier.
"power everywhere" ,"longer power lines 3x","remove turret power requirement"...These mods alone will make powering your settlements MUCH easier and cleaner.

Also good news...
This mod plays with my Kingsport lighthouse overhaul even after precombines and previs data was generated.(feared a conflict since they were in visual range of each other).
