This was a request from ForNextDay in my mod SAMM Settlements
I have cleaned up several interior cells in the North End. These include the Hoarder Apartment, Mean Pasteries, Warfside Cottage, the Boxing Gym and Pickman Gallery. I have also replaced many of the Raider tenants with nicer ones, usually settlers or Minute-Men (And women. Seriously, they should come up with a more gender neutral name!). I've also cleaned up and improved the Pizza restaurant and the Minute-Person barge. Finally, I've also renovated a roof top Raider Base 2 blocks east of Trinity Tower.

In each case I've tried to use existing objects in the cells. I've though, if this was real, and I was cleaning this place up, what would I re-use? What furniture can I find near by? What objects like the APCs and shipping containers could be opened and used by people? Just trying to keep it real. With the Pickman Gallery I spent an entire day turning it from a freaky horrible place, into a nicer actual gallery with art. There's a little Australian touch there too. I figured, if the Minute-People were in the are, would they tolerate someone like Pickman? Probably not. So he has been entombed underground, but you can still get to him using console commands. This mod does otherwise make the Pickman quest impossible.

I've also added something based on the cover of the book "Queen City Jazz" by Kathleen Goonan. I'm sure you'll spot it.

The Hoarder Apartment, Wharfside Cottage and Pickman Gallery can now be used as player homes. As can the rooftop east of Trinity.

FAQ:

Q. Is it okay to add to the game at the start / end / some other time?
A. It is okay to add to a current game. It actually does not change much, just removes a lot of debris, adds some vanilla objects, settlers and Minute-Men.

Q. Does it break quests?
A. Yes, the Pickman quest.. 

Q. Does it break pre-combines?
A. I'm still learning about pre-combines, so I'm not sure.

Q. Does it break combine harvesters?
A. No combine harvesters were harmed in the making of this mod.

Q. I found an issue / floating object / something that needs fixing.
A. Great, please take a screen shot of it and let me know.
