Fully repaired Croup Manor. The house has been rebuilt, with no damage and some lore-friendly repairs added. All the windows have been boarded up (with these boards being removable if you don't want them).
The entire settlement is surrounded by a junk wall and there are removable Railsigns for both ally and safehouse near the entrance. All static dead ghouls have been removed, but the original, aggressive ghouls that attack you are still here - they despawn eventually after you've killed them.
To note: the settlers spawning outside of the settlement on the beach is part of the base game and something that my mod (unfortunately) is unable to fix.
