   Hello and happy new year. So, how big is this, settlement ? Close to sanctuary borders ? or something smaller ? That's all. Thanks.

      It's a little bit smaller then a 2x2 cell area. It's large but not as big as Sanctuary or Spectacle Island. There's a billboard on the Southwest corner that marks its southern border. The shore to the west is its western border. The cliff immediately east of the shack is its eastern border and the northern border is just south of a truck with some waste barrels.
