An interior cell Player Home/Settlement in Concord. Fully equipped and ready to be used as a Player Home you can send followers to.
As a Settlement it has wireless power and areas to decorate.

To get access to the facility pick up the note and the key at the Player's Sanctuary home. They are on the counter in the living room next to the Grognac magazine. Then go on with the "Out Of Time" quest - you can't miss the facility marker on your way to Concord.

Features:

- Built in NPC beds, water, food, defence and power automatically keep the Settlement stats at an acceptable level.
- Fast Travel to and from (once you have entered it for the first time). The Worksnop is a wall console between the elevator and the vault door.
- Has a functional rad removal Chem Shower with undressing and +2 Charisma boost for 10 hours.
- Has a functional toilet with undressing and +2 Agility boost for 12 hours.
- Has a swimming pool with undressing.

Spoiler:
Show
In a rare case when you go between undressing/redressing utilities too quickly so that the player does not have sufficient time (about 3-5 seconds) to re-equip the Pip Boy after the first one and, therefore, it doesn't re-equip after exiting the second one, you can always get your Pip Boy back by using the console command ~player.equipitem 21B3B~.

You can remove everything from the larger "immersion" area of the workshop by scrapping the wooden box with junk in the generator room and use the space for additional Workbenches, PA Stations etc.

ADDITIONAL STUFF

These additional items were made for my personal game style and balanced from lower experience levels to 50+ (on "Very Hard") to be a "fair compensation" for never using VATS and Power Armor.

The Goodies:

- HIB Sniper Rifle and HIB Rifle - two standalone unique firearms using the Combat Rifle model with some minor model and texture tweaks for upgrades and enhanced night vision scopes. HIB weapon upgrades are not compatible with vanilla weapons.

- HIB Coat - a retextured rip from the Maxson's Battlecoat outfit. Uses the Chest Piece armor slot and works fine with regular Leather Armor The latest version adds textures for the black new Vault 111 Jumpsuit and darker desaturated Leather Armor to better match the HIB Coat without installing additional mods.

- It can be fortified with "HIB Weave" - a custom Ballistic Weave different from the Railroad one. A bit stronger than the Railroad BW, but with a slightly steeper materials/perks requirements curve. HIB Weave is not compatible with vanilla clothing.

- Four armor items which can be made at the Chemistry Workbench under the HIB ARMOR category - three hats and a pair of gloves. They can also take HIB Weave so that a MK5 HIB Weave coat, hat and gloves worn together provide a level of protection comparable to that of a T-45 Power Armor set (except for the radiation damage).

- HIB Rad Suit - a unique custom mash-up rad protection outfit spec-wise identical to the vanilla Damaged Hazmat Suit, but with a possibility to wear some armor over it.

REQUIREMENTS AND COMPATIBILITY

The mod requires Contraptions Workshop for the armor racks. A non-DLC version is also available as an option. Both versions need F4SE installed for the scripts to work.

The mod's position in your Mod Load Order is IMPORTANT - keep it below other mods that refer to the ConcordExt02 cell ("Outcasts And Remnants" for one) as well as other mods that make changes to the area.

INSTALLATION AND UNINSTALLATION
