The ghost of Neponset Park needs your help! A new player settlement that has been tested and found working!

THE HAUNTED SETTLEMENT OF NEPONSET PARK
This release contains 1 external settlement at Neponset Park location in the Fallout 4 game. It is a vanilla player settlement site, meaning there is no need for other MOD's or any of the DLC's. There should be no mismatch with other MOD's, apart from those that also affect the same area of course.
I also highly recommend using some of the wonderful building MOD's, like Homemaker e.g. I do so myself.

THE HAUNTED SETTLEMENT OF NEPONSET PARK
The Haunted Settlement Of Neponset Park, (NeponsetParkHauntedSettlement.esp),
You toss and turn in bed at one of the cabins in this place, after having finished off the mirelurks. Then you fall asleep, or do you?
When people asked me who my father was I always answered Neponset Park. See, my mom, hmm, worked here long ago, and then gave birth to me. And whenever I asked her who my dad was, she just said, Neponset Park is your dad darling. Thinking of her profession, that answer was quite descriptive and adequate.
I grew up wild, but happy. Mom and the 4 other women working here had an independent business going, or like they said, who needs a pimp, when, if you like such things, you can bang your head against the wall on your own too. I was the only child around and soon learned to run errands for them, in exchange for candied mole rat teeth and other sweets. It was a good life.
Mom loved brahmin milk, she sure did, and I was once again getting some for her from a nearby farm, when arriving back to Neponset Park I saw nothing but ruin and death, as my mom, and all my 'aunts' had been killed, and obviously violated too, before and after the murders. By the marks on the ground I gathered that at least 15, maybe even 20, raiders had attacked our home. Later on this was confirmed to have been the work of 18 raiders, the least famous bloodthirsty insane idiots who called themselves the 7 Fingers Milloe Gang.
To tie up my story, I tracked them all down, and sent them to hell hanged by their own innards.
Then I returned home, but couldn't muster up the grit to fix this place and make it into livable spot again, so I just left again and wandered aimlessly around commonwealth, and even further. After 54 years of that I knew the time had come for me to return home. And I bet the three lead slugs which the last raider gang that I destroyed had managed to shoot in my guts helped me to decide that also. Man does get old too you know, even man with Neponset Park as his dad.
So I dragged myself back home, and promptly died on pier, watching the most awesome sunset. Yes, mushy, but mom had taught me to appreciate the beauty where you could find it.
And now, dear Vault Dweller, we come to the crux of my story: why the heck am I still here? I sure as hell didn't believe in ghosts, so why am I one?
This is where you wake up, if you ever were asleep to begin with, and look around. Nothing, nothing at all, so ghosts? Hah, no such things... Wait, what was that? There, just at the corner of your eye? A faintly shimmering shape of a man?
Good, it seems you can see me now, and still hear me too. I knew the moment you entered Neponset Park, and so easily disposed of those mirelurks, that we might be enough alike to communicate.
Now, listen, as I've had a loooong time to ponder this. It seems that I am a ghost and linger here for a reason. I have come to conclusion that I wasn't supposed to go off wandering, but should have stayed here, right here at Neponset Park, and made this place lively again. But alas, I didn't, and here we are. Help me stranger? Take possession of this place, build it as a safe haven against raiders and other uglies, and set me free?
So you start to think to yourself if this is real, and if it really is, should you really take on this request, as it seems a bit tasking one, but then again, you do feel some rapport with this ghost who was the reaper of raiders. You also hate raiders!
Having never been one to think things endlessly, rather the opposite, you 'shake hands' with Ghost whose dad was Neponset Park. He starts to shimmer brighter and brighter, and with few encouraging curses directed at you, he disapears...
Thanks kiddo, look me up when your time comes, I bet we can swap tall tales long into night.
And now, now you are awake for certain, and knowing in your heart that you are going to build this place into a true settlement for decent, and some less decent, but fine people anyway.
This is NOT a game save nor a settlement blueprint!
Installing this mod couldn't be any simpler: just copy the *.esp file from where you unzipped it into your Fallout4/Data -folder or use MOD Manager if you have one!
This MOD is totally vanilla, so only Fallout 4 is needed. As of now, this MOD works fine on my PC, but I have not tested it on other PC's. This means that you might find bugs. Please inform me of those, and I'll do my best to fix them!
NOTICE: I hate making borders, so this External Settlement doesn't have them. If this is a deal breaker for you, then maybe you want to make these borders? However, there is a picture that shows the Building Area approximately.
Cautionary Mention: Most of the builds seen in pictures are only examples, they do not exists in MOD!
