Turned Fairline Hill Estates into a functioning player settlement.

Fairline Hill Estates was once a quaint community in the Commonwealth. Now it lay in ruins after years of use and abuse from various groups around the area. Do you have the building chops to turn it back into a thriving settlement?
This is a fully functioning (other than the NW DLC raider/vassel aspect) settlement located in the Commonwealth. I have redone all the navmesh in the cells that comprise the settlement. I removed only a few items from it's vanilla state. All crafting benches that were there in the vanilla game work properly with the workbench. THERE IS A WORKBENCH, I PROMISE. It just doesn't look like a traditional workbench, but it does look like something you would find in a garage.
You have a rather large build area, and most everything in the settlement can be cleared out (no other mod needed for cleaning) (other than the homes themselves).
I did have to completely replace one of the houses because it was a single prefab unit and you wouldn't have had the ability to place anything inside it. The new home has the same exact footprint, and I doubt many would know which house it is, until you walk inside...as I did not put any furniture in it.
I also added a small pond at the back of the settlement for water.

You may experience small issues if you have recently visited the area, as the static objects may have baked into the game/save. I can't fix these kinds of issues. I ran into these same things using my test character, and since I didn't want to spend the time running around the commonwealth hoping it would "unbake", I don't know if the cells will reset or not. Let me know in the comments section.
I've wanted a settlement at this location since I first found it shortly after starting gameplay, and now I've made it available for everyone, fully intact and ready to build.

V2 Update: 
Fixed some small landscape issues (floating rocks, high curbs, etc.)
**Think I fixed the companion commenting on area to only once.
Removed couch that I couldn't scrap in my game with scrapping mods.
Yogi's and ghouls shouldn't be respawning, but I did check to make sure that cells don't reset.
