Works like a charm and a neat little spot it is, too. It's gonna be neck-breaking to add buildings of my own, though, because of the rather accidented terrain, but that's just the fun of it.
Only minute thing that bugs me is that the surrounding wall is sitting smack on the build border and the back of the house is sitting outside of it for about two feet. In fact, a foot more and the WorkShop wasn't even part of the settlement. Now, the WorkShop is hanging two-thirds over the edge of the build perimeter.

Had to rebuild all the walls because most of the lot were actually outside the build perimeter so that I was unable to hang platforms from them to add turrets, nor could I add the turrets on top of the walls since they were outside the build zone. No harm done, though. I usually build walls myself at any settlement, anyway.

I also would have liked more of the water to be part of the settlement. As is, there's enough of it inside the settlement to build a large waterpump (from mods) or the biggest water purifier. Sadly, not enough water to add a fishing farm (gives 10 food) from the G2M mod. But that's just a minor inconvenience.
Hey, looks great! In case anyone else asks, this will work with the Bridgeport Settlement mod (http://www.nexusmods.com/fallout4/mods/19278/?) but I had to load the Bridgeport mod AFTER this one to avoid some unscrappable objects from appearing on bridge. Thanks again!
Still might not play nice with Tarsis31's Bridgeport though... Using both, I get really bad LOD issues near the river in Newton Bank, that cell culling error where everything disappears.Since no one else is mentioning this, it must be a conflict, possibly with Bridgeport.
As for the objects on the bridge, you can't really scrap them. You get the LOD bug if you scrap those huge trucks and vehicles on the bridge in Bridgeport, even without this settlement mod.
I'll make sure my load order is correct to see if that makes the LOD error go away.
Have been using Bridgeport since it was released and it always had LOD flicker, even when the flatbed and other stuff were made scrappable and even with the No More Disappearing Act mod active.
I started using Newton Bank and just discovered it. I've scrapped everything (including all the walls) bar the house and the small pier and have no LOD flicker anywhere on the territory...
Nice small and straightforward settlement mod. As per my pics, it's a nice blank canvas and for my uses, the perfect location for my first Minuteman artillery firebase. Many thanks!

He's asking for a screencap of the location on the pip-boy map. It's a good idea - so we know where it is. Also, we can see if it is in same location as some other mod we might be using - save some users potential heartache.
I believe you can add functioning settlement borders by just dragging and dropping one called "airport" or something like that and sizing it down to your needs
Nope, the Airport border is just flat. Newton Bank goes downhill from the street to the bank. So, the border line would be shown correctly on the street, and then hang in the air when the landscape descents. That Looks terrible!
To tell you the truth, I cannot read it, too. I simply do not know how to change the colors. If you mark the text, it turns into white, and then you can read it.
