The settlement works while at the same time it doesn't.
What works: - Scrapping and building works. - Radio beacon attracts settlers. - Settlers can be sent from Mystic Pines to any other active settlement. - A supply line can be sent from Mystic Pines to any other active settlement.
What doesn't work: - WorkShop can't be activated without a console command because of a bug that wants the player to clean the area of enemies while there are none. - When activating the WorkShop, some items are missing from the Resources/misc category, like the Brahmin feeding troughs. This can happen in large settlements when standing too far away from the WorkShop, but in Mystic Pines it is the case when standing right next to the WorkShop. - The Mystic Pines map marker doesn't show any stats, just the name of the place like any other non-settlement marker. - Settlers need to be assigned to each crop individually, i.e. when having planted twelve Corn plants and assigning a settler to them, the settler works only the one he/she's assigned to. In order for the settler working all twelve crops you need to assign her/him to each of the separate stalks individually. - The Settlement doesn't appear in the PipBoy's Data/WorkShops list. - As a result of the above, no settlers can be moved to Mystic Pines and no Supply Line can be sent either. - While a supplier can be sent to any other settlement, the Mystic Pines WorkShop doesn't connect to the cloud and has only its own ingredients showing.
I have twleve settlers there at the moment and I'm going to send them all to other settlements, scrap everything I've built and de-activate the mod, sadly, until the issues are solved, since as-is the settlement is just a gathering place with no benefits.
Okay, so I got to the place and while there's no "enemies" in sight, I can't activate the Mystic Pines WorkShop because I first need to clear the place of some "enemies"... Like I said, there's no-one around, so, what gives?
I can use the WorkShop when holding "V", but when clicking the WorkShop itself I always get the answer I need to clear the place of enemies. I can build everything I want and beds, defences, generators and water all appear in the build menu's interface, but the settlement doesn't appear in the pipboy's Data/Settlements list (no Commonwealth entry either, which is good) and that means the settlement can't be used to set up a supply route to it or send settlers.
There's also a few patches of dirt on shelves and a desk that keep floating in mid-air after having scrapped said shelves and desk.
One huge potential problem for folk who don't save that often is that, when scrapping a patch of ground in a corner of the small central garden, the WorkShop gets scrapped with it for some reason. Said patch of ground can be scrapped in standard scrap settings (i.e. not because of making use of Place Anywhere's extra scrap settings).
The building environment of Mystic Pines is also way too large (in my opinion, that is) which makes it almost impossible to know where potential enemies are. I've been running around like a madman and using the "killall" console command (which had a few invisible enemies die) but so far the WorkShop cannot be activated and keeps telling me I need to kill all enemies first...
I fear I'll have to disable this mod if this continues.
Love the location but the couple of mods I've tried that made it into a settlement all malfunctioned on the map marker/location front so that the place turned into a Commonwealth entry in the PipBoy settlement list and supply line and workshop connectivity went arse over tit.
Hey like your mod. Can you tell me how to access that tutorial by mods1984. How did you manage to remove all the rubble including the large in hall way and by the counter. Looks like it could have been the collapsed roof. Thanks.

The rubble in the foyer was actually difficult because it was part of the ground textures for some stupid reason. I had to lower the ground all over to get it below the actual floor. Fun fact, the floor below that is realistically built, with 2x10 joists and all. The roof sections, I deleted the broken tiles, copied intact tiles and placed them where the broken ones were. Had to do it a couple times, still got a very small seam between 2 of them (the perfectionist in me screams sometimes).
I had considered fixing it, if I had made a basement I would have, but it wasn't necessary, and I haven't been making any mod for a while cause I have IRL crap to do...
Thank you for sharing the info. last year i had a go at making Mystics Pines a settlement but it peed me off when i was not able to dispose of that annoying rubble so i abandoned it. A couple of days ago i downloaded and installed your mod, when i saw what you had made the ruble disappear I got the urge to try again. I watched the video that you link and now I was able to understand how to lower the rubble and also making some of the steps more visible again. Thanks once again for sharing your tips with us beginners.

I have built a rather extensive settlement here and I love it. That being said there are a few very small issues that are more annoying then a problem. First off I have had my settlement built for several months ( in game time ) and I have not been attacked once, again not that big of a deal but I would like to see my defenses at work. Second there are a few places that can't be built in most notably the room with the windows in the ceiling. It would be a great place to set up merchants but for some reason the game won't allow it. I love this mod and think the author did a great job and I am grateful for their work puting it together.
My test character has had this one attacked twice now, IDK why yours isn't working. Perhaps the 'We are The Minutemen' mod I'm running allows it to work. As for the building issues, it has something to do with the items not recognizing the floors as solid floors. Some do and some don't. I really don't know how to fix it. If someone has tips on changing the properties of static objects/colliders I'd love to hear them. I am contemplating adding a basement, but I'm really not sure how to structure it so it makes sense, so...

IDK about getting attacked (I have the mod that turns the whole minutemen system way down to reasonable levels), but yes, the settlers can be assigned there, shipments to and from, shared inventory, radio beacon all works.
One just got called while I was playing. I was stuck in an interior cell and couldn't save them, but they successfully defended themselves (not sure if that's vanilla or a mod) So yeah, this is a fully functional settlement, even including the annoying shit.
