IMPORTANT!!! PLEASE READ!!!
YOU MUST BE FAR AWAY FROM SANCTUARY WHEN YOU UPDATE/INSTALL THE MOD! If you are too close to Sanctuary, the ceiling fans will become bugged and won't spin.

NOTE FROM EXTREMELY AGITATED MOD AUTHOR:
READ THE DESCRIPTION!!! I have had this question asked of me over a dozen times now!!! THE ROOT CELLAR'S LOCATION HAS BEEN MOVED, NOT DELETED!!! I am not going to list it's location here so you guys are forced to read the description, so READ IT!!!

Acknowledgements:
This mod would not be possible without the many mod authors that I have gotten permission to use their work in my mod! Be sure to go over to their profiles and give them a well earned kudos for their amazing work!

  • thewickerman34 for his Roof and Carport Textures.
  • DAmanding for his Workbenches and Tool Racks.
  • Evanpox for his kitchen cabinets.
  • Hozsa for his repaired Sanctuary Houses.
  • jet4571 for his bathroom essentials and beds.
  • MsRae for her static clothes decorations.
  • Yuva for his working table lamps.

Thank you to those that have endorsed this mod already as well!

Recommended Mods!
  • Works well with Paint that House. Just overwrite the textures when needed.
  • To make use of the lights to their full potential, go and download Easy Homebuilder and Working Double Beds. It allows you to make fusion core generators out of your drained fusion cores to power the entire house! Just plug in all 3 generators to the panel on the side of the house and... POOF! Instant power for the entire house! For some reason the new table lamps are bugged (No idea way). Just pick them up through the workshop menu and press tab to turn on the lamps and leave the doily under them there (Help fixing this is welcome).
  • And finally, if you are like me and like camping, why not bring that passion to Fallout (more specifically Sanctuary Hills) with Sparky's Hideout! (Make sure this one is higher in the load order.)

You had ONE job Codsworth, and you couldn't even keep the doors on my car!!! After about a month learning how the Creation Kit works, and how to use it, I present to you my first mod. This mod Overhauls Sanctuary Hills to make the space more livable. Keep in mind that this is still a WIP, and still needs some additions. No, Codsworth, you don't have to worry about waxing the floors, you're never going to make progress.

This mod does the following:
  • Repairs the roofs and walls of all the houses and replaces textures (big thanks to thewickerman34 and Hozsa for this).
  • Replaces the houses that were once rubble with brand new houses based on the other houses in Sanctuary Hills.
  • Places snap points for doors in all the houses.
  • Removes all the furniture (excluding the player house), rubble, and trash from all the houses. Workbenches and select items from various houses were kept.
  • Decorates a select few of the houses in the fashion of the player house. All items are hand placed and have a story. If you don't like the decorations, you can scrap the thermostat found in every home to scrap everything in the house. More houses will be decorated in the future!
  • Repairs the Bridge while still maintaining a "broken" appearance.
  • Cleans out the river.
  • Removes the dead raider and dog in front of the bridge.
  • Repairs all the fences as well as adding a pool to one of the houses that was once rubble.
  • Adds the Pre-War landscaping in postwar textures! This included mowed grass, trimmed hedges and the same terrain as what was (and now is again) a beautiful neighborhood.
  • Moves the dirt that you cannot remove with scrapping mods off the road (doesn't repair the road's cracks though).
  • Keeps NPC's from hammering that stupid house.
  • Adds a cat in the workbench house (Request of my brother).  If you don't like the cat, scrap the cat bowl inside the house to remove her.
  • All junk items are static, which I prefer more than the items prone for "Hurricane Dogmeat"...
  • Adds workshop lights in the houses to allow you to easily add power and light up the settlement.
  • Adds a poster never before seen in any other Sanctuary Hills Overhaul mod that you can craft in Sanctuary as long as you are there at the time.
  • Moves the root cellar door from behind the house to the left side of it next to the Mutfruit plants for easier access.
  • Has patch for Rickety Restored Sanctuary Bridge

To do:
  • DONE: Add a optional file to take out the fire place in the workshop building.
  • DONE: Add a pool to one of the house's yards.
  • DONE: Using my 3ds Max skills, repair the walls of each house.
  • Coming Soon: Replace the furniture that were in the now empty houses with some better looking furniture that will be hand placed and unique to this mod.
  • Planned: Since it is no longer possible to make a patch for Sanctuary Water Overhaul, I may end up deepening the water myself in the future.
  • STILL TRYING TO FIGURE OUT: Add a Miss Nanny that had helped Codsworth clean up Sanctuary.
  • REMOVED: Add models of all the houses to the build menu, so you can swap the houses for what you want. If you want build able houses, check out this mod.
  • REMOVED: Add a dumpster where Codsworth has stashed the stuff he has cleaned out.
  • CANCELLED: Make a Pre-War Version. If you want a Pre-War version, please check out this mod.
  • CANCELLED: Expand the border to include the whole island of Sanctuary Hills.
  • CANCELLED: Add a option to remove only the trash, leaves, vines, some bushes and dirt out of the settlement. (AKA: only the stuff Spring Cleaning removes).

Bugs:
  • NavMesh issues. Fixed in Version 0.9.02
  • Can't scrap or use the bed added to the player home. Fixed in version 0.9.02
  • The beds do not count towards the settlement total at the moment. Fixed in version 1.1.0
  • Can't place things on the pool if you use Spring Cleaning. Fixed in version 1.2.4
  • Can't scrap some items and houses throughout the settlement. Just use Place Everywhere or type disable if you want to remove them. Fixed in version 1.2.4
