Not sure why this bit is compulsory when adding the mod, but I'm just going to copy the mod description. Here it is:
For all you settlement junkies out there here's another offering. This is centered at the little house south-west of Drumlin Diner. This settlement is in a good place to make use of that pretty much dead area between the diner and the Corvega factory.
Fully functioning settlement in all ways. Settlement does the following:
* recruits new settlers once a beacon is set up.
* has starting happiness of 50 so it works just fine
* works fine with SIM SETTLEMENTS including IDEK's fabulous mod for linking resources (https://www.nexusmods.com/fallout4/mods/28945)
* everything in the build area scrapable according to what scrapping mods you have. I use "scrap everything" which is here: https://www.nexusmods.com/fallout4/mods/5320. If you don't have a scrap mod, there's not much you'll be able to scrap since I'm not interested in going through the area with a fine tooth comb and adding each little item to the scrap list.
* build area boundary does float a bit, but is accurate.
* build area extends way up into the air; have a look at the last image.

Please post if something isn't working as it should. I'm still new to this CK business and want to get it right.
